[PRO] Re: #ONH: Westfield Marion Expansion | $280m | 150,000sqm

They're also keeping an eye out for external acquisitions, which - if it occurs - will likely push a few of their development projects back further.

[PRO] Re: #ONH: Westfield Marion Expansion | $280m | 150,000sqm

True Pushbutton. It also comes down to what will give them the best return on their development capital. ie. Sydney centre as it's a major project will give them a better return on completion than joining up Tea Tree Plaza & Tea Tree Plus, so Sydney comes first. Now whilst TTP expansion may have...

[PRO] Re: #ONH: Westfield Marion Expansion | $280m | 150,000sqm

Yes, but that's just Westfield's modus operandi. Pretty much every centre they own worldwide will have development plans made for them (possibly with the exception of centres that have just had an expansion), they get a better ROI from developing existing centres than they do on new acquisitions in ...

Ben, hopefully it will happen soon - but don't hold your breath. Marion's been listed in Westfield reports in 'Pre-Development' stage for a couple years now.

[COM] Re: #APP: 73-79 Pirie St | 73m | 18lvls | Office

I pass this building every morning now (Wife works next door at No. 89). Hard to describe but always feels quite eerie/sad to see the building just sitting there empty for almost 10yrs. Went to The Planet few times back in the day and can imagine the inside would remain virtually unchanged since the...

ummm drive around the suburbs, all schools (public anyway) built at the same time look the same.

Re: #VIS: Riverside (Entertainment Precinct)

A lot of people just can't seem to get past 2 words on this whole subject, which is a shame as without them I'd say most South Australian's would be in agreement. Completely remove these two words from the debate; hospital and stadium. Now the remaining question which should be put to South Aussies ...

Re: #VIS: Riverside (Entertainment Precinct)

I think one of the main points is, if they still want to - they can build a new hospital elsewhere in/next to the CBD without wasting the railyard space which even if it takes 20yrs - could become a vibrant entertainment precinct. I don't see why Labor can't consider building the hospital at other l...

Re: #VIS: Riverside (Entertainment Precinct)

Without going into the details too much (which if this were to go ahead will change 100 times before a final masterplan is decided on), this is a brilliant proposal. Bring some life back into the CBD and create a destination precinct similar to what other Aussie cities have (albeit probably still sm...

[PRO] Re: #Approved - Westfield Marion Expansion - $280 million

James, - Westfield's Aussie portfolio is 99.5%+ leased - another way of saying fully leased, but you can't say 100% as techincally there will always be a shop or two changing over, refitting etc. - Survival of the fittest stores. If a store isn't profitable enough to survive during a down turn, it w...

[PRO] Re: #Approved - Westfield Marion Expansion - $280 million

Obviously nothing official yet, but one thing that could potentially extend the time frames of upgrades is that in the current depressed LPT environment, Westfield will be on the look out for acquisitions - especially if they can get better return buying new assets as opposed to developing existing....

[PRO] Re: #Approved - Westfield Marion Expansion - $280 million

You're right, they could make more effort in future work. Guess it still comes down to money. Anyone seen the newly redeveloped and expanded Newton shopping centre owned by Ross Makris? I went and had a look few months back and it is literally just a massive cement box that has been dumped on the wh...

[PRO] Re: #Approved - Westfield Marion Expansion - $280 million

This probably explains the reason behind the SA Westfield's outside look: Hofbauer says that while actual construction methods have not changed much since the late 1960s, design has. Thirty years ago, shopping centres were like boxes on the landscape and Westfield is the first to admit it didn’t put...

Re: General Suburban Projects & Discussion

Another large scale residential development happening at Findon, directly behind the Findon shopping centre on Grange Rd. Land has been pretty much cleared (site of old city dump) and first stage is a 5 storey (incl. basement) apartment block. I believe the rest of the land is intended to have house...
