[PRO] Re: Corner of Colley Terrace & Jetty Road | 28m | 7 levels | Hotel

While down Jetty Rd I agree 6-7 storeys is enough, this site being also on Colley Tce and facing the beach could/should be 10-12 storeys as per the building next door. Plus the motel is only 32 rooms which is quite small. Ideally doing 60 rooms (and maybe adding an infinity pool) would have made the...

Re: News & Discussion: Adelaide Metro Trains

What I am sick of the endless studies, reports, consultation etc and then in the end nothing happens anyway. ...or if it does it takes many years. However Adelink did have a very thorough analysis of the 5 routes/options but in the end issues like - the business case didn't stack up/not enough patro...

Re: News & Discussion: Adelaide Airport & Airlines

I think the problem in the end is that Virgin don’t own the planes anyway as they are all leased. So I can’t see how legally the airports can seize or hold them.

[U/C] Re: Festival Plaza Redevelopment | $800 million

Yes they could have worked together & agree with your vision of a main podium stretching along the riverbank etc. Its just that it has taken them this long just to agree/move forward despite each having quite separate buildings areas. So I’m thinking, imagine how long it could take to get their init...

[U/C] Re: Festival Plaza Redevelopment | $800 million

Yes while I agree I am wondering if factors like a massive 5 storey underground carpark, the water table, being close to a river were also engineering issues that dictated the different levels and how it all turned out. Add that to a hotch-potch of different stakeholders all with different needs/age...

[U/C] Re: Festival Plaza Redevelopment | $800 million

I think at the very least it should have gone out to [international] tender. I think now there are probity rules that require this after Gillman. I mean the Govt and/or developers will say its commercially sensitive information so can't be released blah blah blah. The Govt could also say, "would you...

[U/C] Re: Festival Plaza Redevelopment | $800 million

SRW, the commercial reality is a leasehold property is worth significantly less than a freehold property and so the security is worth far less. It also depends of the terms of the agreement but the lease could be null and void and revert to the landlord [the Govt] if the tenant ever went broke so th...

[U/C] Re: Festival Plaza Redevelopment | $800 million

SRW, lets say Walker went broke etc and the banks lent millions/billions of dollars against it they would have nothing to take and would loose. I would say the banks/financiers would have wanted security against enough other assets with enough equity to cover this deal ie. if the banks say lent Walk...

[U/C] Re: Festival Plaza Redevelopment | $800 million

I am pretty sure all the land remains Govt land and is a leasehold situation. The rent may be $1 for 99 years but potentially anything built on it could revert back to the Govt/the taxpayers for free at the end of what is essentially a land lease. The other point is that banks/financiers won't easil...

I don't know the road or the area well enough but is there any reason why this big new roundabout and a rail corridor couldn't still work?

[U/C] Re: Festival Plaza Redevelopment | $800 million

I guess the proof will be in the pudding on how it all turns out. Just looking at the renders it looks like a hotch-potch of ideas/buildings highlighting the multiple stakeholders all in close vicinity and each with their own agenda. Something really needs to be done on the Intercontinental building...

Re: News & Discussion: Adelaide Airport & Airlines

I once read speculation of Ryan Air coming here... but not sure how they are travelling. Is there any other airline/s that are strong enough/not as affected that could look at coming to Australia? Btw, do you think that Virgin refunds, pre-paid tickets & velocity/frequent flyer points will all be lo...

Re: News & Discussion: Adelaide Airport & Airlines

I did a quick search and his Necker Island [in the Caribbean] is worth approx $60m so the banks may lend $30m against it.... so just a touch short of the
$5 BILLION the airline owes.

China already own 40% of Virgin Australia and if you include Singapore (Airlines) it’s 60% then add Etihad it’s 81% then add Branson/Virgin UK it’s 91% .. so its majority overseas owned as it is. See https://www.forbes.com/sites/willhorton1/2020/04/14/who-owns-virgin-australia-can-its-shareholders-p...

[U/C] Re: Adelaide Oval Hotel

You are still not getting it. I said there is “a potential AFL start date at the end of July.” ie its a possibility (which it is) and is correct. Btw you actually are agreeing with this. What you said though is “there WON’T be a season this year” which is IN-CORRECT as you dont know if there will or...
