I can’t see any trees or shade and not sure why hasn’t there been more money/ effort on landscaping. Could be a concrete heat bowl in summer and cold & desolate in winter.

For what it’s worth, Charter Hall (the developer here) do own the Brickworks shopping centre anchored by Woolies... but they also own the massive new Metcash (IGA, Foodland etc) distribution centre at Gepps Cross.

The proposal is for an underground tunnel to connect the two. Aesthetically building over the railway lines makes sense however I am guessing the engineering costs to cantilever it over and sound proof it from the noise/movement below would add significantly/prohibitively to the cost. I think the Entertainment centre site was mentioned as a possible shopping centre site. Could they even re-purpose/use the existing shell for say a Costco?! lol. I think there is existing underground parking which could stay. Not sure how feasible it would be though. Thoughts?

While I understand and even agree with this philosophy my point is more the current design of this austere building looks like/should be an office building rather than a new hotel. I am wondering if there are higher salt/salinity levels in the soil in that area as a reason? I also know much of the land around Buckland Park was/is still used for olive groves [ie 50,000 trees/300 acres Kangaroo Paw Oil, Buckland Park Estate].
