Poor call by SCAP. The developers should opt for a review. Although, on a technicality it does exceed the height limit by 4m (even allowing for the 'bonus height' provision). They could compromise and cut a floor off the top to swing it in their favour.

To be honest it was always going to be a big ask to fill 70,000 sqm of space in Adelaide. Good market conditions or not. Especially in this location which isn't exactly central to public transport and retail services.

Unfortunately I don't have high hopes for this one. If Park Royal at Kent Town can't get off the ground, which I argue is probably the prime site of all inner city parklands adjacent sites closest to the city - what hope is there that this one will?

Should be rail trench from just before Parafield to just after Park Terrace. And connect Frost Road to Spains Road providing a new east-west connection thus taking pressure off of Park Terrace and Kings Road. Adelaide grew by 20,000+ people in the last year - our fastest growth in a couple of decades. Hardly slow growing. The trend is only going upwards particularly with the 2 million plus migrants to come in the next 5 years. I wouldn't be too concerned about 1000 people leaving.
