Looks pretty nice on the whole. One thing I'm slightly unsure about is the terrace and retail pavilion they're planning on building on the heritage structure. While I do like the idea of that area becoming accessible to the public, I don't think the structure particularly suits the existing building...

Which one is the spire? I can't think of any building in Adelaide which have spires. A few more from this morning. Looks like they've installed another level of that louvred ventilation filter since EBG's photo. The northern wall looks pretty disappointing at this stage. They should have found a way to use that grey cladding on the edges. Not a huge fan of those two levels that sort...

I would agree with Ben, and to a slightly lesser extent Patrick's sentiments. We have such a huge, relatively underdeveloped CBD. Access to this area should be kept for the people.
