Realm Apartments are ready to start construction in July/early August (with 70% now sold) as above.
Interesting detail - no Airbnb (as policy) -particularly topical.
The tallest building in #Adelaide, the 40 floor, 132m Realm Adelaide Apartments, between Nth Tce & Rundle Mall, is 70% sold.

You'll find that's becoming increasingly common in apartment developments. We don't allow them in our building under our bylaws (from memory I don't think we name Airbnb specifically, just any short term sub-letting).

I find it interesting that they are now saying they are 70% sold when they were stating 75% sold back in April - they were obviously overstating the number back then so how could anyone believe they would be telling the truth now?? I know this is an issue across the industry and it is hard to know what to trust from the sales agents.
I wonder what the real number is?

How do you police this though?

Airbnb listings don't tend to have the address in the listing. You often don't know exactly where the apartment is until after you have booked. I've had instances where I didn't find out the exact address until after picking up the keys.

The latest update read "more than 70%", so that could be anything. Could even be 78%, who knows.

Check the listings for the immediate area, and then recognize it by the photos. Haven't had any issues in our building, but have found 3 listings for the building next door.

Many of the stores in the food court had their last day yesterday, and were beginning to move out today.

Race is well and truly on with the developers of Adelaidean who haven't started demolition of the multi level buildings holding the display centre. Love it!

So when can we expect work to begin? Weeks?

Surely they'd wait for the student accommodation building on North Terrace to finish before getting started, otherwise they'll be sharing the already limited access of the neighbouring laneway...

Also, does anyone know what the arrangements are for those living in the actual Renaissance Building? Will they be staying with works happening around them or is the building itself going to be upgrades and incorporated?

Ben said a page back that Maxcon are going from bohem to here (kind of like Watpac from Central Adelaide to Kodo), so if that's true then this one will probably begin late this year/early next year, depending on how long bohem has left.

On your first point, there's an overhead plan picture in the documentation for this building which covers Porters Lane, the laneway to the south, as part of the site, so I imagine they will use that for vehicle access rather than Austin Street. It's quite a narrow little laneway, but I have seen trucks go through there before, so it's possible.

To answer your question, from what I gather in said documentation, they are painting a section of the Ruthven Mansions building that will be exposed by the demolition of the buildings on Austin Street, as they're putting in a glass canopy between that building and Realm. So I imagine that the occupants of the Renaissance building will be staying put.

Thanks for that!

Shame about the Ruthann Mansions, would be a good opportunity to put a centralised air-conditioning system in to remove those air-conditioners on the balconies, also a good opportunity to source more upper market tenants for the ground level. Does this mean that the balconies that have overlooked the food court will be retained with a similar concept or removed entirely?

2020, the start of a new decade and the start a new dawn for Adelaide. With the completion of our two new tallest buildings (Realm and Adelaidean) and the completion of the new Festival Plaza, Casino expansion and a host of other major developments that will ultimately revitalise the city and it's reputation.

Looking forward to see both buildings start rising next year, though I am more excited about Realm. Elenberg Fraser is such an amazing architect, I really hope we see more of their work here in Adelaide.

Construction should not be far away at all. Last I heard site works was expected to commence this month.

Reminder of this sexy beast. Source - Facebook

I was just speculating about Maxcon as they were one of only 2 companies tendering and the timing would make sense but there hasn't been an announcement as yet.

Originally construction was meant to be July and then delayed till August. Lets hope its not further delayed or people will start to question their integrity.

Sorry, I forgot to point out that the painting of the wall is the only work to be done on that building (on the western facade at least, according to the documentation, unless it has changed since then). Renders show that the balconies will be kept. The first set, on the first floor, will be under the glass canopy, with the balconies on higher levels above the canopy.

If you want to look at what they're doing, Google "Realm Adelaide DAC" and the first two PDFs contain this information.

Yeah, I was speculating off your speculation. Maxcon is definitely the contractor, aren't they? If so, then this is my speculation:

From memory, Bohem started construction, but didn't really get too far off the ground until Vue was almost complete. Given that, I would suggest that a similar situation will occur here. We might see demolition and work on the ground floor before Bohem is completed, with construction above the ground to take off once Bohem is nearly complete. I'm not sure of the exact timeframe for Bohem's completion in its contract, but I would suggest early next year (it has now topped out, but it looks like there's still a fair bit of work).

Again, this is entirely speculation based on the switch between their past projects. I don't actually have any inside knowledge.
