Seems like alot of site preperation and soil shifting still going on. It is a massive site.

Construction has started in Adelaide’s Rundle Mall of a $385 million development which is expected to revitalise the city’s CBD retail precinct.

Pacific Development, a member of The Pacific Group of Companies, has named the project Rundle Place. A mixed use development, it will feature 11 stories of five star, environmentally friendly office space leased to Bendigo and Adelaide Bank, standing above an international class retail precinct.

The 22,500sqm shopping centre, located between Myer and David Jones, will be anchored by a Harris Scarfe flagship and a new generation, full-size Coles supermarket.

Due to open early in 2013 Rundle Place will have 85 retail stores spread over four interconnected, free-flowing floors. Pacific says the centre will become “Adelaide’s fashion, food and style destination”.

Harris Scarfe has pledged to build a modern flagship store on the site where it has traded for nearly 100 years.

MD Joe Barberis said the company is delighted to be a key part of the new Rundle Place development.

“Harris Scarfe has been trading in Rundle Mall for nearly 100 years and this will set us up for the next 100 in a world class retail centre,” he said.

The store will feature 10,000sqm of retail space selling quality branded homewares, manchester and fashion at value prices.

Rundle Place will also feature an expansive international food court capable of seating 500 people and vehicular access for customers through the adjoining, Grenfell St car park, boasting 500 casual spaces.

The project is a show of confidence by Pacific Development in the Adelaide CBD and the State of South Australia. The investment commitment represents the largest single phase private development in the CBD in over 20 years.

Pacific will deliver and manage the centre in line with its existing retail holdings which include Werribee Plaza and Epping Plaza in Melbourne.

Ilona Rose, project leasing manager for Rundle Place, said the footfall in Rundle Mall is huge, with 23 million people visiting annually. It is not just at the heart of the local Adelaide community: 85 per cent of all visitors to Adelaide visit Rundle Mall

“We have had an exceptionally positive response from all the leading brand retailers. Their input has been fundamental in the direction and design of the centre,” said Rose.

“The feedback the Pacific Group has received is that they have been waiting for exactly this kind of aspirational development for some time.

“Rundle Mall is a powerful address in the retail market and with the birth of Rundle Place it will become even stronger. Adelaide will finally have the opportunity to enjoy the dynamic and energised platform that typifies great CBD centres which Melbourne, Sydney and Brisbane have been evolving and enjoying for some time,” said Rose.

“Rundle Place is envisioned to capture and attract some of the most exciting retail brands through providing a destination that delivers a vibrant, fun dynamic and fashion forward shopping experience. It is truly exciting for the city.”

Coles South Australian GM, Vito Borrello, said Coles’ commitment to the project underlines its commitment to investing in South Australia.

“The new Rundle Place Coles will be a state-of-the-art supermarket, and will feature fresh fruit and vegies displayed on ice, in-store butchers and bakers, and an extensive range of local South Australian foods.”

CONSTRUCTION has started on a $385 million retail and office development that developers say will "re-energise" Rundle Mall.
Pacific Development - one of Australia's largest private property investment and development companies - has started work on Rundle Place on the site of the old Harris Scarfe department store.

Rundle Place project leasing manager Ilona Rose said the mixed use development was set to re-energise Rundle Mal - and the Adelaide CBD - with a premium retail and office tower.

"Due to open early in 2013, Rundle Place will have 85 leading retail stores over four inter-connected, free-flowing floors and is set to become Adelaide's fashion, food and style destination," she said.

Also anchoring the development is the first Coles supermarket on Rundle Mall.

Bendigo and Adelaide Bank will occupy 11 levels of a five-star green-rated office building, accommodating 1000 staff now divided between three CBD offices.

Ms Rose said the investment commitment represented the largest single-phase private development in the CBD in more than 20 years.

Key features of the development included 85 retail stores over four floors with local, national and international brands, state-of-the-art skylights allowing daylight to flood into all levels, a glazed transparent facade and an open balcony for Rundle Mall entry.

As far as I know, the new Coles at Rundle Mall will supercede the one at Central Market arcade. Furthermore, a Foodland will open in the former location after its 50th birthday celebrations in October 2012.

each design is even less inspiring than the last :wallbash: Got a bad feeling that there will be a massive blank wall on the sides... and that this won't age to well...

The western facade was always going to be a blank wall.

I am just happy that at-least the office tower wont have a flat roof-line.

I'd be surprised if Coles closed their Central Market store, it seems to do pretty well and it would get a lot more local residents doing the shopping there, or people picking up their shopping while also visiting the market. I visit the Woolworths at Rundle Mall fairly regularly, and it's basically a giant convenience store; most people purchase just a few items.

man to think we had hopes of it being 100m+ and now it's half the size. 11L is so short, the render would look so much better if the tower was taller. It looks stumped

It doesn't say that it's 11 level mate - only that the bank will occupy that many. I still count 15.

It looks pretty good to me - certainly better than the old firetrap it replaces. Harris Scarfe traded for years with a central, unenclosed timber staircase (aka 'flue') in contravention of the building code; they got away with it because of the imminent redevelopment.

The blank western wall - windows there would be blocked by development on the site to the west; retail doesn't need or want windows above ground floor; the heat gain would be inefficient.

One issue I see: will Adelaide shoppers get over their peculiar reluctance to shop over several floors unless in a department store? That idiosyncrasy was discovered when Adelaide Arcade was built in the 19th century and it doomed the upper floor tenancies in the Myer Centre.

That's one thing I've never understood. Same goes with going anywhere which isn't the "main strip", such as down adjoining streets or lanes.
