New Application recieved today from Prusinski Architects:

Development Application Received
Demolish existing building and construct 11 level office building with ground floor retail.
Tindall Gask Bentley, 74-80 Light Square, ADELAIDE SA 5000
Think this is next to the old Australian Central Building on the corner of Waymouth Street.

The project is being downsized to a 7 level building so that it can proceed immediately rather than wait for further lease commitments. The revised DA is currently with Planning SA for consideration and hopefully approval withing the next 4 weeks. In the meantime we are keen to start work, so we have lodged a demolition application against the 13 level approval. At this stage, and subject to final approvals, you should see some action on site maybe next week. Tagara have been appointed as builder.

Interesting. This is 76 right on the corner of Waymouth. I would have thought it was heritage listed just by looking at it.

That old building almost smacks of Georgian simplicity, balance and functionality. However, it does not strike me as anything special. hope the bldg gets approved. Waymouth St seems to be getting a little more developed.

Very encouraging to see developments still being proposed in current monetary conditions. I know up here in Bris things have copped a real hit. QLD faces a $700m debt this year.

Well, since we haven't seen a render to match, who knows, maybe the new building will retain the Georgian facade? It looks elegant, but is better off being retained in the suburbs than our main commercial district.

Adelaide looks set to bypass the financial turmoil, because a lot of our developments are far smaller than the developments occuring in Queensland - which by Australian standards were quite monumental and required significant investment. The scale of developments here means its a less risky investment to finance these projects, so we'll continue to see them coming through despite the market conditions. The mining boom helps things too, and with the SA unemployment rate defying national trends I definetly believe SA's future is far more secure in the short, medium and long term than of our interstate cousins.

Not only that but office/company set up costs here are generally lower then virtually every other state as well which must surely be another insentive.

Thanks Ben.

Judging from that photo, I don't think the facade of the existing building contributes much to the streetscape. It looks bland and inactive.

Considering it's on the Square, I'd be pleased to see that building gone and replaced by something with an active street frontage (hopefully some sort of café or restaurant). In any event, I'm just happy to hear something proposed for this underdeveloped location.

It would be good to see Light Square improved, like whats currently happening on Hindmarsh Sq.

The Balfour apartment will overlook the square and help to reduce the pretty sleepy feeling that currently exists.

The building was vacated last month so hopefully this will start not long after approval (early next year is my guess.)

What an elegant building, I am 100% for retaining this facade and create an active street frontage using it (could be done). This will be a very sad loss.

I think this is dead too. There is a sign on site for the current building to be leased.
