Not related to this site, but I saw this in an article about the developer of the Lionsgate Project at Elizabeth and thought it would fit well here.
While Whyalla fits the Pelligra template of investing in low-key, industrial development - he is working on seemingly no end of industrial parks and shopping centres across Victoria - a foray into the Adelaide CBD is breaking new ground.

The Allianz building at 89 Pirie St will be transformed into “funky new offices” after settlement in March, and Mr Pelligra has not ruled out a hotel component on the site.

SA1 (as it is now known) is still going through the DTPI Pre-Lodgement Process. The project is certainly alive. I don't want to say anything else for fear of another Advertiser article being written which takes information out of context and is full of factual errors. I'm as impatient as anyone to see it go ahead. Making a big positive change for the city takes perseverance and, unfortunately, a lot of time!

Precisely, which is why the original thread title was always wrong and when I raised this point much earlier in the thread it was implied by some that I should shut up. When announced, the original proposal was at 115m, with the potential to go as high at 150m under the right circumstances (the renders show it at the full 150m height).

This is not out of the question if the developers and hotel group want it to happen, and knowing the Singaporeans they would want an iconic tower. Let's pray for this.

Unlike previous proposals for the site, they want to demolish the heritage building.

I can't really get behind that. What are others' thoughts?

Wait, so they want to demolish the heritage building now? It's only locally listed but that's still pretty disappointing considering its aesthetic contribution to city.

Also, I can find the application but documentation on SCAP - do you have the file slenderman?

Theres a lack on renders which is concerning. there is no need to demolish the local heritage building. We have seen multiple proposals incorporating it.

Also for a hotel that big, I would hope they don't want to have car access from Pirie Street. I assume vehicle access/parking would be from the carpark to the rear?

I prefer it to the old design given the finishes are great quality. However I agree the heritage listed building needs to be kept.

The design is good, and that's why the planners and gov architect are prepared to acquiesce to the demolition. However, I don't accept that they couldn't have achieved good results by retaining the old state bank building. Here's the vision:

The arrangements for VIP porte-cochère, kerbside pickup/dropoff and service/carpark access are all intended for Gawler Plc (leading to some concern from council regarding interaction with pedestrians). I fully expect though that drop-offs will commonly occur on Pirie St.

The render looks fantastic, its just a shame that too often we only see great proposals when it is needed to justify the demolition of a heritage building. I hope the planning commission see straight through this rubbish:

'The existing heritage place currently stands in a compromised state of integrity, with all but the Pirie Street masonry façade having been modified.'

As others have noted the facade still has great street appeal, and if they are too lazy or incapable of incorporating it properly, then they shouldn't be buying in to a listed property in the first place.
