Location: SA Police Department, 34-48 Wright Street, ADELAIDE SA 5000
Description: Demolish existing buildings and construct 9 level mixed use building with basement carparking, ground floor retail, 4 levels of office space and 4 levels of residential - 37 apartments.
Architect is Woods Bagot.

not a bad spot. It seems Gouger Street and surronding areas are going to get a fair bit more attention which is a nice addition to the "financial" CBD near waymouth.

i like because it covers up that blank concrete wall of the mill st carpark, and it looks like a decent design, just needs to be double the height :wink:

Facts and figures:
- Site bound by Mill, Wright and Coglin Streets
- 7725 sqm of office space over 9 levels. All levels boast terraces or balconies with landscaping.
- Two retail tenancies on ground, 317sqm and 276sqm.
- Wright Street ground level with good street interaction from retail with the lobby in the middle.
- Coglin St ground level face is retail, plant and service access. Mills Street ground level face is retail, car park ramp and plant room. Not ideal but a good effort given the site.
- External service doors, plant doors, etc, to be decorated
- A small car park in basement for 32 vehicles with a two lane ramp from Mill Street. You would think it'd be cheaper to buy spaces from the Mill Street car park next door rather than dig out a basement.
- 48 bike parks and two showers. Tiny change room.
- Solar hot water supply.

Looks like a high quality design and a good addition to Wright Street. :applause:

The empty block next door, behind the courts, that reaches to King William Street. That's crown land, isn't it?

I was having a read of the planning documents, and I am confused, and it appears that the developers too are confused, as they have put in an application to build a 10 level office building, yet the planning report and architectural drawings are for a 9 level office building, and to make things a bit more complicated the wind, traffic and acoustic report are for a 10 level mixed-use office and residential building.

Regardless, it is a very attractive design.

Does this in effect back up to the Coglin st bldg built a couple of years ago - having trouble getting exact location. Looks quite impressive - hope it is 10 rather than 9 floors.

Nice design. I like how each floor steps back as it rises, with the trees. Kind of like a cliff face?

Yeah that confused me too. Perhaps the basement carparking is counted as a level?

That was my understanding as well. I vaguely recollect a rumour that the site was flagged for a future tallie which would be part of the adjacent 'legal precinct' in some way - which would explain why the block is always kept in such a shitty state (nothing of value for the nimby's to get upset about in the future)
