Apologies for the ignorance, but how is the road underpass different to the one that went under the Festival Plaza before? Is it just lower?

Previously, Festival Drive was at the same height as the footbridge is now. The crossing has essentially been grade separated.

I thought they were covering the road entirely? Why does the bridge appear to end?

Because construction of the plaza is still ongoing and construction of the Casino expansion hasn't even started yet?

Perhaps rather than being condescending, try and understand my comment first? I'm referring to the western side of the bridge where there is a staircase on one side and no sign of slab supports on the other, it appears to be no intention to cover it any further...

Looks like a bit will remain uncovered, but isn't that much further east from where you are referring to?

Unless I am misreading the photos the area where the bridge ends seems to be around where the render turns plain white in that render (with that sort of basic plain white rendering usually meaning it isn't something being touched in a development)

THE $500 million Adelaide Riverbank precinct has been given a further boost following this week’s announcement that expansion work on the Adelaide Casino will begin next month.

Sydney construction tycoon Lang Walker, chairman of the Walker Corporation, says initial work on his 23-storey office tower — a centrepiece of the redevelopment — is also now on track.

“We have started demolition and excavation works and believe it will be an 18-month project taking us to the end of 2019,” he said.

“It will be a terrific asset to reactivate the whole of the Riverbank, which will be of great benefit to the state. We are achieving high levels of interest from commercial tenants.”

An underground car park and 4000sq m premium retail and entertainment precinct are expected to complement the tower.

Last June the state Labor government put out a market call for two high-end CBD premises of 12000sq m and 16000sq m respectively, a leasing remit that would be comfortably met by the proposed 40,000sq m building.

However a senior state property identity is urging caution. Property Council (SA) executive director Daniel Gannon said there is almost 220,000sq m of vacant CBD office space, almost 50 per cent higher than the historic average.

“This vacant space represents more than 10 Adelaide Oval playing surfaces,” he said and believes the built environment has to continue to evolve and mature.

“Adelaide shouldn’t knock back new building stock, but our policymakers should as a priority focus on solving challenges around demand, growth and how to reposition ageing and empty office buildings.”

The article falls short of specifying the building proper is under construction. They would not build this without tenant pre commitment which also has not been announced. I'd take this with a grain of salt. Also mentions building as 23 levels which is of course wrong.

In the crane counter thread updated recently by Ben I note that the Festival Plaza Tower is listed as commencing in May 2018. Is there anything definitive about that date or pure speculation?

Is it just me, or is anyone else concerned this office tower completely dominates and in fact hides the heritage facades of the railway station, and the rear of both parliament houses? I get the need to sell airspace to fund the overall project, but once this and the casino building are shoehorned into this site, it will completely hide some beautiful old architecture. Oh well, that's progress I suppose, and at least the plaza will finally be used to its potential.

There's nothing spectacular about the facade that will be hidden. There's also nothing spectacular about what will hide it.

LOL the opportunity to turn the Riverbank into something special is long gone.

Does the forum think (as I do) that the Govt will be the major tenant to lease the new office tower? It would be ideal for the pollies to be directly adj. Parliament House in new digs. Added by the fact the former Govt tried to sell off all the ageing state admin buildings around Victoria Square. Btw, anyone know what is happening to that after all the previous deals collapsed?
