Yeah I tend to agree, being on Pirie Street. But it's important developers have the confidence to build new office space in the CBD. It's only a low rise but it has a fairly large amount of actual lettable space.

This is the trend now in office space. Tenants prefer having their employees across fewer floors, and so recent office buildings have larger floorplates as a result.

The future 40,000m2 office towers are more likely to be delivered and planned as bulky 20-25 floor buildings rather than taller 40+ floor buildings.

Council should take the opportunity to fix up the whole south side of Hindmarsh Square tbh. The huge expanse of bitumen is a pedestrian nightmare and an absolute joke for a capital city zone.
