[PRO] 124-126 Franklin Street | 87m | 26 Lvls | Hotel
[PRO] Re: 124-126 Franklin Street | 53m | 15 Lvls | Apartments
Looking at the old and new floorplans on the website they seem to have mainly added a common area on top of the building and played somewhat with the first and second floor layout. And they turned 2 bedroom apartments into 3 bedrooms by enclosing half of the balcony... The penthouse floor plan also lists levels 22-24, so they seem to go for a height increase as well
and the floorplans don't indicate any change to the blank walls

It seems pretty dodgy to me, having a photo of Melbourne is ridiculous and also the video shows the previous
15 level building. I can't see this going ahead in a hurry.

I guess that they redrew the plans and are now putting together the marketing stuff for the new version and we just happen to catch them before they could finish it...
this assumes that the Melbourne picture and the old video are simply placeholders for now and will be swapped out eventually.

Hopefully they are seeking some inspiration from the building in the Melbourne picture. Would have to agree, those two blank walls on the render are not a good look. We should be aiming for a much better class of building than that.

I guess I was too optimistic... they still have the same image and video, but are now back on realestate.com.au, but not without a decent price increaseBlimp wrote:Lets hope so!floplo wrote:I guess that they redrew the plans and are now putting together the marketing stuff for the new version and we just happen to catch them before they could finish it...

This one has been resubmitted with plans to breach the airport limit so must be the 24 level proposal. More info soon.

Appears we lost a few posts when the site was cooked.

Can expect the 24 level proposal to be roughly 85m tall. This would have to be the PANS-OPS ceiling, I'd imagine.

Is that really the height limit for the area? I'm not in the know, but I wonder why the 82m building proposed on the corner of North and West Terrace was approved. I would have thought that was closer to a flight path?[Shuz] wrote:Can expect the 24 level proposal to be roughly 85m tall. This would have to be the PANS-OPS ceiling, I'd imagine.
I'm not sold on this one. With the relatively slow rate of development in Adelaide, along with the fact that the building to the west on the corner doesn't look like it will be demolished for a proposal to hide the blank walls for a while yet, I don't like the idea of 85m blank walls being super prominent there for potentially years. I appreciate that they have made some effort to dress it up slightly, but it's well and truly become a recurring issue with many new proposals, and it's only made worse by building higher.
I suppose it's possible something similar might be built on the narrow site between this and the corner building, but it might also have a big blank wall. Hopefully someone one day buys both those buildings and the corner site and develops them as one site.
Also, the southern wall looks really busy now compared to the previous proposal. It still looks okay, but I probably won't be particularly sad if this one isn't built.

Those buildings did breach the limit but were approved as it was not deemed too dangerous (Insert technical term here).slenderman wrote:Is that really the height limit for the area? I was always a big believer that in cases of in flight emergencies you smoke 'em if you got 'em and just play the hand you're dealtBen wrote:Those buildings did breach the limit but were approved as it was not deemed too dangerous (Insert technical term here).slenderman wrote:Is that really the height limit for the area? Height limits due to the airport (PETERPANZOPS and WOTSITS) don't work how most people think they do. As we discovered when researching the Development Plan Review submission we produced back in 2009...

They finally managed to get the Melbourne pic of their website...
Though I wonder how close the building is to Vision on Morphett ? On all the renders it looks pretty much freestanding, but isn't actually pretty much adjacent ? If so that might actually reduce the impact of the blank walls a little bit.
