New 245-room Holiday Inn Express hotel will be built in Hindley Street

ADELAIDE is to get yet another new hotel with Holiday Inn today announcing plans for a 245-room Holiday Inn Express in Hindley St.

The announcement follows last week’s announcement of a luxury $140 million, 250-room Sofitel Hotel for Currie St and after a swag of new hotels such as the Mayfair, Ibis, The Watson and two Quest developments have opened in recent months.

Adelaide Casino also has plans for a luxury hotel as part of its redevelopment linked to the Riverbank.

InterContinental Hotels Group and international investment company Pro Invest Group have signed a franchise agreement for the Holiday Inn Express which will open in 2018 at 62-68 Hindley St, on the corner of Blyth St.

LC House now occupies the 1785 sq m site, which was offered for sale for $5.95 million plus GST.

The site cashes in on the new Riverbank developments such as the upgraded Adelaide Oval, the $350 million expansion of the Adelaide Convention Centre, the casino redevelopment and the $3 billion Health and Bio-Medical Precinct housing facilities such as the new Royal Adelaide Hospital and the SA Health and Medical Research Institute.

The hotel is the third to be signed under the master development agreement between IHG and Pro Invest, which will see the investment company develop 15 Holiday Inn Express hotels across Australia by 2025.

IHG spokeswoman Karin Sheppard said the development of the new Holiday Inn Express Adelaide is the latest in a series of milestones for IHG and partner Pro Invest.

“The site is exactly the right location for the Holiday Inn Express guest and hits our strategy of bringing the brand to key Australian cities,” she said.

“We know the domestic market will respond extremely well to this fresh and exciting brand and having a Holiday Inn Express in the CBD will be key as the increase in air connectivity between Adelaide and other key Asian cities continues.”

Pro Invest spokesman Ronald Barrott said: “Adelaide in particular has seen some excellent occupancy in recent years and we are pleased to have secured this prime location in the city’s CBD for the third hotel in our portfolio.”

Holiday Inn Express is a mid-priced chain focusing on limited services at a reasonable price for business travellers and short-term stays.

The Adelaide development will include free Wi-Fi, a free express breakfast option or a “grab and go” morning snack, self-service business centre and laundry room, fitness centre and two meeting rooms for small functions and events.

The number of hotel rooms in Adelaide has grown by more than 25 per cent since 2010 to now top 8000.

However, occupancy rates remain strong due to factors including more direct flights to Adelaide Airport boosting business and tourism visitor numbers, as well as crowds flocking to football as well as cricket in the city and staying for longer than when AFL was at West Lakes.

Hotel occupancy rates were up 6.6 per cent in June compared with the previous year.

Overall occupancy rates were around 80 per cent last year while revenue per room grew by 5.5 per cent.

New hotels to open recently

• Ibis on Grenfell St with 311 rooms;

• The Mayfair on King William St with 170 rooms;

• The Watson at Walkerville with 24 rooms;

• Quest on Franklin with 117 serviced apartments;

• Quest King William South with 100 serviced apartments.

Finally something new to be built at this end of Hindley Street.

And of course our favourite newspaper is asking..can Adelaide cope with another new hotel? Despite vacancy rates remaining consistent with the thousands of new beds over the last couple of years. It appears that the tourism industry is experiencing a mini-boom here in ADL. Some of which will be down to visitors flying in to watch sport at the new Oval and statying a bit longer than when footy was at West Lakes. Anyone still want to argue it was a waste of taxpayer money? :roll: :roll:

Big infrastructure investments are usually under-valued and & over-criticized while in the planning stage. It's much easier to envision the here and now costs and inconveniences, and far more difficult to imagine fully the eventual benefits.

Brilliant! Can't wait to see that hideous LC House demolished!

It's also great to see another international hotel chain opening up in Adelaide. The Adelaide Oval redevelopment is one the best things that has happened to this city in a very long time, I'm sure more developments will follow in the future.

Great news for the northern end of the city, a real boost on top of the recent mini-tourism boom going on.

Fantastic news! This new influx of hotels really says something about how much Adelaide has progressed over the last few years. Love or loathe the state government you have to admit that the long-overdue attention that has been given to the City has had a tremendous positive effect to how Adelaide is perceived on the interstate/international stage.

Fantastic. Just looking down Hindley the last few mornings on the tram and was just thinking how it was screaming out for a bit more development. The heavy use of setbacks on developments along this street is nice but seems to have also had the affect of making it look like a bit of a country town main road... albeit a somewhat seedy one in parts :wink:

And yes, great to see this further confidence in adding to and refreshing our hotel room stock. According to AdelaideNow's obsessive commenters we're 'rooned'... so strange that the private sector seems so keen to invest actual dollars even in the currently (it must be said) unsettled economic times.

As hideous as LC House is at present for all you who despise it (I do too), isn't there a nice art deco facade hidden behind those ugly louvres, or did they get rid of the facade when they covered the building in cheap, tacky louvres? Not advocating that this stop the development (as I'd rather see a new hotel than those repulsive louvres), but it's something to consider.

As an aside, is this the "hotel development site between Hindley Street and North Terrace" that Sandy Wilkinson said was a site "crying out for development"? Would be pretty sick if both this and the Currie Street proposal got built. Would hardly be a "scattering of out of scale developments" if the majority of our current crop of proposals get up.

Yeah, if we were to look beneath the horrible 1960s façade, we might find a building worthy of the streetscape. I had long hoped that this might be one site that the council's heritage restoration scheme would be put to use.

But another hotel is a welcome addition to the West End. The Majestic Vertical Garden Hotel once proposed for this location was a more attractive option, but the new proposal will also do.

But others, like the Clutterbuck building on Hindley St and the LC Building opposite, appear to still have their original frontages behind their
dilapidated facades of broken louvres and packed wire netting which attempts to keep out the birds.

Wouldn't surprise me if the owners of this site are well aware of the art-deco facade behind the 60's cladding, probably keeping it quiet so that preservation groups stay clear of the development.

Surprised that the InterContinental haven't decided to invest their time in improving their own hotel before committing to other projects in Adelaide. Either way, it's just a shame that this development isn't replacing the Grand Chancellor across the road...
