No High rise in this area. Almost seems a bit industrial. Will be interesting to see what is proposed.

Doesn't appear to be assesed by the DAC so means its worth less than $10m for 15 levels... :shock:

...and here's the overall context.

Looks like once Central Adelaide is built, this one will further spread the continuous cluster of high rise buildings developing in the west of the city from the CBD core. Looks like it will also bridge a gap between Central Adelaide and Bohem. Assuming it's a well-designed building, this should be a welcome addition to that area of the city.

Slightly off-topic, but I can't help but notice that huge site nearby at 171-207 Gouger Street, where Tangcheng proposed a couple of high rises. Looks like a complete waste of space being a big, barren empty lot like that. I believe Tangcheng sold it. If that's correct, does anyone know who owns it now? Any chance we could see a new proposal there in the not-too-distant future?

The western end of Gouger St, between Morphett and West Tce, is such a wasteland at the moment.....
It should be a line of high rise apartments, re-vitalizing a barren empty urban area.
Such a great location though, so close to the Central Markets and the Gouger restaurant/cafe strip, so much potential.
And Australia Post, please vacate your prime Gouger Street location (and move your depot out to some industrial area where it is more appropriate) and sell tour valuable land to a developer who wants to re-invigorate this area.

This was was approved Monday surprisingly without too many issues - the ACC assessed this one. The height is 50m.

Plans are very big if you plan on having a look.

Pleasant enough looking building and 100x better than what is on that site right now. This location is so underdeveloped given the proximity to Gouger etc although I'm sure a tram extension completing a city circuit would help it along immensely.

Loving the way the first render posted shows a green 'park' nearby which I believe is the abandoned ex-tangcheng site? It might be partially green with weeds at the moment but it's generally a dustbowl... lol.

I can't think of any buildings taller than this that have been built down a tiny side street like Byron. Good to see!!

The easement on one side allows some sort of setback which is a bit of a novelty with new proposals. Going by the plans, the other side is right up to the boundary and all variations of concrete wall - recessed features, precast panels, patterned concrete. There's a very small recessed area with windows for light access, but if anything goes up next door it'd be a light well resembling an elevator shaft.

Overall better than I expected. Setbacks from any boundary seem a novelty these days.

Like more than dislike.

With only 37 apartments in this thing I wouldn't be surprised to see it progress soon.

This sites up for sale. Looks like its dead (in its current form) unless the buyer revives it as the approval is up for sale also.

Doesn't mean it's dead at all. The permit is alive. Whether the developer ever intended to develop it or flip the site with an attached approval is the question.
