[APP] 262 - 266 Pirie Street | ~87m | 27 Levels | Mixed Use

So that means it's the brown building between the heritage building (East End Penthouse) and City Holden.

Yep so you can choose to live between a brothal and a car yard and opposite a strip club haha a happening end of town

Nice narrow allotment. I'm expecting 5 pages of complaints like that proposal on Franklin st.

Hopefully not, but if the design is anything like Franklin St then the complaints will be entirely justified.Algernon wrote:Nice narrow allotment. I'm expecting 5 pages of complaints like that proposal on Franklin st.

Loucas Zahos have proven on many occasions their design capabilities, i think we should be safe!

The site has its challenges though. It's a wider allotment than the Franklin St building, but not by a lot. If the building is in anyway set back from West, North, East boundaries then it wouldn't be more than a couple of metres. Unless they're gunning for something tall to make up for small floor plates, my fear here is we're potentially looking at 3 blank walls. LZ does some good work but even so they've got some projects with blank walls. You can be the best architect in the world but it doesn't alter the constraints of the site.Dvious wrote:Loucas Zahos have proven on many occasions their design capabilities, i think we should be safe!
Potentially we might have some blank walls and maybe some vertical cut in to the shape to carve some balconies/windows? Dunno. All will be revealed soon enough I guess.

For such a narrow site I quite like these renders, they've gone to every effort to avoid completely blank west/east walls which is a big tick. This area has a few developments in the works now, great to see!
Takes a dump all over that similar proposal on Franklin St!

You need to charge your phone, Ben.Ben wrote:DAC are expected to approve this at Thursday meeting.
I don't mind this, I particularly like the fact that they've tried to work it into the neighbouring heritage building. I can also see this getting taller if there is enough demand.
[APP] Re: 262 - 266 Pirie Street | 80m | 25 Levels | Mixed Use
Usually I'm not a fan of these narrow style buildings, but strangely enough I like this.
Though I understand why there is a blank wall facing the City Holden site, though the eastern side?

Hopefully Holden can hurry up and go to the farm, then something decent can go up next door to cover that wall up

Just a general question.Ben wrote:DAC are expected to approve this at Thursday meeting.
The blank walls reach level 22 on both sides. The top (penthouse) levels have windows. Is there then some rule or law that any new development to either the left or right of this can not exceed 22 levels in height as they would then block the windows on the uppermost floors? The windows seem to be level with the concrete walls so a taller building would be disastrous.
The developer must be confident of this not happening ,or?

There's no rule, unless limitations are written in to the neighbouring titles - i.e. if the neighbours are welling to sell their rights away.RoiMartel wrote:Just a general question.Ben wrote:DAC are expected to approve this at Thursday meeting.
