I'm assuming the model has factored in the proposed height increase because I count 37 levels (including ground), whereas previously it was 35 levels.

So, that should nudge it to 140m?

Looks as though there are two more levels above the 34th level (penthouses).

Level 34 is the highest level with 4 x 3 bedroom apartments (consistent with wall-mounted floor plans in sales centre).

So G + 34 + 2 = 37 levels?

I also think it is 37 levels. original was 36 so would bring the height to around 137/138m.

The original was 36 including basement (I think). This is 38 including basement. I need to re-check DAC submission.

For a resi development this looks really slick. It is bizarre to think we have two sales offices open right now with models of buildings taller than Westpac.

I just wish either this or Realm had a more unique silhouette to give the skyline a bit more variety, especially given they will both be around the exact same height as Westpac.

It's doubly weird for me as it's being built on my door step, sort of.

The interesting thing is what will happen with the church site being sold next door (North Tce Cnr Frome) and how high a future building will go (to block the North facing views). I heard the developer of this one tried to buy the Church site 1-2 years ago and it's a real shame they didn't sell it to him back then so he could have incorporated it into this development.

I'm predicting something something but high quality next door given how good a location it is.

Probably good they didn't get it, with an even bigger footprint this development could have ended up shorter.

Question: Could the DOMINATOR 1 proposal be for this site? Are there height restrictions that would put this out of the equation?

The blurb description of DOMINATOR 1 was on the developers website before the church site went up for sale.

It looks like these apartments are going to be more premium / upmarket apartments. If that's the
case it will be interesting to see how the sales go, since the sales of previous upmarket developments
(such as Palladium on Light, Parkland Vista, etc) have been embarrassing.

on the other hand Realm seems to be very comparable in terms of 'premium' and they seem to be doing surprisingly fine, similarly Echelon seems to be doing ok as well.

Probably because they have one thing going for them that the others don't, which is height. Significant height. The one thing better than having a view, is having uninterrupted views.

Being on the 30th floor of Realm, or Frome, in both their respective locations is a very good buy as it is extremely unlikely either of these sites will have their views blocked out by a nearby future development. They are both located in areas which are developmentally constained; pretty well built up, have heritage protections, and lack sites offering 1500sqm / unlimited height potential.

Echelon, on the other hand, it is possible that other 100m+ towers could go up in the vicinity, so I wouldn't be making so sure a bet about having uninterrupted views there.
