This is excellent and Adelaide is in desperate need of more buildings like this. A great example of how a little bit of thought and imagination can turn a boxy/rectangular building into something much more interesting.

I would say this is the most Heritage considerate, creative and respectful development Adelaide has seen in a very long time. It's brilliant. Yes, there's a section of blank wall, but that is a very small criticism. I love it!

I have now! Location looks about right too based on that angle and its proximity. I could be wrong.

The other positive of this development is the removal of the ugly car park on Wright Street.

Agree with y'all, I love it (baring the blank wall). Will impact the area so well. Being mostly commercial does this mean it will move ahead faster (if approved) as it isn't awaiting apartment sales? I'm not familiar with how mostly commercial development works.

It's done based on pre-commitment to lease x sqm of space for a defined lease period (rather than outright sales). Office projects with a blue chip tenant signed have a better chance getting up. Less than that and it's largely speculative.

That's why you see plenty of office developments touting the SA government as a tenant. And in reverse, why the SA government leased substantial portions of City Central. Rather than needing x% of apartments sold to proceed an office development needs an anchor tenant.

Not quite sure how this one will go competing in the market with buildings such as 200 North, Festival Tower, Echelon plus several other developments in the pipeline however, due to its close proximity to the courts precinct, this one could be quite an attractive development for the law firms that are scattered all over that area of the city.

If the whole of the northern wall was blank then I'd be really disappointed but it's not. I'm in two minds about it. I really do like this one though.

Interesting that its commercial.. maybe they have tenants locked in? Or maybe they have no idea about the saturated office marketplace here in Adelaide. All in all its a nice building so heres hoping it's delivered.

Tbh it's not that dissimilar to the Festival Plaza tower in design. I welcome it, as it'll help build the 'city feel' of this part of the square mile.
