The site also has the design guidelines that give us some idea of what the neighbourhood's houses will look like. Generally seems OK, but not earth shattering - a typical new suburb - with my first disappointment for this potential TOD being the parking requirements and guidelines:
ONSITE CAR PARKING
To provide on site car parking spaces that are reflective of the accommodation provided in the residence.

Standards
Provide a minimum of one undercover car parking space as part of the dwelling on site for dwellings with 3 bedrooms or less or a double garage for all homes with more than 3 bedrooms.

GARAGE AND CARPORT
To ensure minimum impact on the streetscape and building elevations the location of the garage must be considered.

Standards
• Setback garage a minimum of 0.5m behind the building line
• Setback garage at least 5.5m from the front boundary – to provide an additional parking space in front of the garage
• Setback garages on rear lanes 0m or as nominated on the Building Envelopes Plan
• Provide a portico entrance alongside garage to the laneway on allotments .5m or greater
• Carports are only acceptable if they are located to the side of a single garage, located under the main roof and designed as part of the residence
• Car accommodation must not form more than 50% of the width of the total front façade on single storey homes
• Finish floor level of the garage/carport and driveway crossover providing access must be constructed in accordance with AS2890 and AS1428.
On the positive side, I like that the garages are set back behind the front of the building, that the parking must be less than half the frontage, and I think that the third point gives the option of locating parking at the rear of the building (although the maps/drawings that we've got so far don't seem to indicate them). But I'm unimpressed about specifying parking minimums (even if they are on the low side) rather than maximum, considering it's supposed to be a walkable TOD 'n' all.

i get the feeling there won't be much height nor density here - just another suburb, right?
Opportunity is missed by most people because it is dressed in overalls and looks like work.

Being right next to a train line and ideal for a high density TOD, this sort of plan is absolute rubbish
and a disgraceful outcome from all parties involved. Government and Council is mostly to blame for
allowing these developers to build such environmentally unfriendly and unaffordable housing.

We need high density, well designed and well priced appartments in such TOD's with good amenities
such as underbuilding parking, open space and recreational facilities, a school would be good too.
Everyone should put in a word against this sort of crap development, hopefully the government will
listen.

I recall there was a railway corridor running along the side of the old Actil factory starting from the Woodville station. I think they should reinstate this and run their new tram/trains there.

Yes i have spend some time living in a high density apartment both in Belgrade Serbia,
Banja Luka in Bosnia and Hercegovina and Vienna Austria. And i can say to you that yes
while it is different, sometimes a bit noisy you get used to it. Its great having people
about and their are shops underneath which are open late so it was very convenient.

In places like Serbia and Bosnia large employers actually finance the building of appartments
and provide their employees with the opportunity to rent or purchase these appartments
at a reasonable price, not an overinflated price of a private developer.

Imagine having Holden Apartments, Balfours Apartments, Coopers Apartments,
Santos Apartments, BHP Apartments, Adelaide Bank Apartments, Bank SA Apartments etc etc
the city would be a hive of development, life and entertainment.

TOD is Transport Oriented Development. Mid-High density housing built around public transport links basically.

Can't be any doubt - it is a big improvement over the old race course. Question - now that Cheltenham is gone, what is the fate of racing at Victoria ParK? Is it gone so only Morphettville is left? :mrgreen: :mrgreen:

And Gawler racecourse, which is being rebuilt at the moment, new stands and track surface.
