Anglicare boost to town plan
A $20 MILLION aged care and employment centre in Salisbury is set to deliver new jobs and kick-start the town centre’s renewal.

Anglicare wants to build a four or five-storey development, including a jobs centre, on its Wiltshire/Mary street site, according to a Salisbury Council report.

The complex would also feature aged care accommodation where TAFE students would receive training.

More than 40 affordable housing units would be made available to elderly residents, new migrants or people using the on-site training programs.

Anglicare would not comment on the development this week or say what impact it would have on the charity’s Elizabeth operations.

The charity is preparing an application for $10 to $12 million in funding from the Federal Government. Anglicare, which has been working on the submission with Salisbury Council, would fund the rest of the project.

Salisbury chief executive John Harry said the centre would kick-start the council’s town centre renewal project.

“Bringing jobs, training and housing to the town centre are all key elements (of the renewal) and the proposed development will deliver on all aspects,” Mr Harry said.

If approved, he said the centre needed to be completed by June 2015 under the conditions of the funding.

A $100 MILLION upgrade of Parabanks Shopping Centre is on hold.

Parabanks owner Nick DiMauro said Salisbury Council’s approval to build a rival shopping centre at Saints Rd, Salisbury Plain, last year meant the upgrade was not viable in the near future

The Parabanks upgrade was approved by the council last April and would have included a new supermarket, 57 speciality shops and about 100 extra car parks.

“Unfortunately the move the council made to approve the Saints Rd development has hindered our progress,” Mr DiMauro told the News Review Messenger.

“Allowing other centres to be built only a couple of kilometres away hurts the progress of what we’re trying to achieve, because you don’t have enough numbers (of shoppers) in that area to be able to do that.

“(The upgrade) could be another five years away, it just depends on what else the council approves.”

Mr DiMauro was confident the Parabanks extension would eventually go ahead, but he said the council needed to make Salisbury town centre its priority.

He said approving new shopping centres close to the town centre threatened its growth.

“Having that (Saints Rd) centre out there is going to make it harder for us to attract the tenants that we need to revitalise Parabanks,” he said.

The Remibisi Group’s plan for the Saints Rd site includes a 5500sq m shopping centre, with a Foodland supermarket and at least 12 specialty shops.

Company director Michael Simic said Mr DiMauro’s claims the Saints Rd centre would damage town centre trade were unfair.

“We think it (the Saints Rd centre) will enhance the Salisbury town centre because we think it will bring back a lot of lost custom,” Mr Simic said.

“I don’t think we would have any impact on Parabanks.”

Wholesale giant Costco has committed to investing a further $140 million in Australia as it maintains its store roll-out program.

With three stores now operational - in Melbourne, Sydney and Canberra - it's now eyeing more in Victoria and NSW along with its first foray into Queensland. And SA may also be in the sights of the US headquartered company.

Costco's Australian MD Patrick Noone told BusinessDay said the company would like to open two new stores in 2013 calendar year, possibly three.

“We have a couple of sites we are working on - one in Sydney [and] we do like the market in Queensland and would like to have a site up there in Brisbane next year,” he said.

Noone also said Adelaide was “an interesting area for us”.

Costco’s Australian sales revenue reached nearly $250 million in the year to August 2011

Its Melbourne warehouse achieved annual sales of $165.9 million - more than 10 per cent higher than its global average.

After 20 something years (many of those in a derelict state), the former Sizzler restaurant was levelled late last week. I'm not sure what the plans for the site are, but the eyesore is no longer.

It's now a hair studio. And something new for the kids has also opened; Crazy Caterpillar Cafe.

A MASSIVE shopping and leisure mall will buzz with bargains and adrenaline if an ambitious plan brings shoppers and thrillseekers together under one roof.

Adelaide-based developer Commercial & General proposes incorporating indoor surfing, skydiving and skating facilities into a $150 million shopping centre adjacent to Parafield Airport, on Main North Rd.

Managing director Jamie McClurg said the idea was inspired by US retail destinations, where multiple leisure and shopping attractions were combined. "This unique development will integrate the emerging trend of value shopping with entertainment and leisure activities to create an engaging social environment," he said.

"Features such as the FlowRider (indoor surfing) and potentially an iFly (indoor skydiving) are not only a first for South Australia, but in the case of iFly, a first for Australia.


Hit the shops and the surf

"These elements will attract tourism not only from across the state, but across the country."

The indoor skydiving experience is created using high-powered fans at the top of a vertical wind tunnel. Air is circulated throughout the tunnel, generating wind speeds that skydivers experience during freefall.

The attraction is just one proposed for the 20ha site, which would incorporate bulky goods and apparel shopping and an indoor skate park.

"To be able to buy some board shorts at a competitive bulk price, and then surf the FlowRider would be a thrilling experience," Mr McClurg said. Salisbury Mayor Gillian Aldridge said the project would deliver a jobs boost, with an expected 2000 direct jobs and 1300 indirect positions.

"This will be something completely different," she said. "It will bring people from all around the state and it will give our youth a place to go. Young people never have enough to do."

Salisbury Council has approved the project, endorsing a statement of intent that has been lodged with the State Government.

A spokesman for Planning Minister John Rau said the project had not yet been assessed, but a decision on whether to proceed with rezoning the industrial land - involving public consultation - was required to be made within a six-week period.

I hope it's like the USA stores where you can buy a gun, some ammo and anti depressants in the same transaction. But sadly I doubt that.

I can only assume that was supposed to be sarcastic? If you really do want that sort of thing perhaps you should move to the USA because most people in Australia certainly wouldn't want anything like that!

BULK-BUY retailer Costco plans to open the first of up to three stores in Adelaide as early as next year.

The US warehouse wholesaler is negotiating to secure a 5ha site for its first store, which it says will open up opportunities for local food manufacturers and growers.

In another retail boon for the city, property developer Lang Walker and the Makris Group announced yesterday that they have agreed to develop the overgrown former Le Cornu site at North Adelaide, breathing life into the prime retail location, which has been vacant since 1989.

They are proposing a $200 million retail and residential development combining high-end boutiques, cafes, restaurants and office space.

The plan is to start selling the apartments and penthouses on the building's upper levels next year. Talks have also begun to secure a major European retailer.

Business SA chief executive officer Nigel McBride welcomed the developments and the jobs that would follow, as well as the competition created by new market entrants.

"New experiences for shoppers are important to keep the local economy vibrant and competitive," he said.

"There is always a place for the small specialist retailers that provide the touch-and-feel experience, and we have an economy where both the smaller and larger outlets can co-exist."

Australian Retailers Association executive director Russell Zimmerman said the US retail giant's interest in SA, plus plans for new high-end boutiques on O'Connell St, showed long-term faith in the future of the local market.

Even though consumer spending was still soft, only growing 0.5 per cent last month, he said "retailers will look to the future, knowing things will turn around, and they see the opportunities".

Costco's Australian managing director Patrick Noone said the wholesale retailer had identified a couple of potential sites for its first Adelaide store, in the city's north and south - he would not say where - and was in negotiations to "work through the commercial terms".

Mr Noone said he expected the store to open by late next year or early 2014.

Costco operates as a no-frills "membership warehouse club" where, for a $60 annual fee ($55 for businesses such as restaurants) members get discounts on bulk items.

The first Adelaide store would employ between 325 and 350 staff, and would cover 5ha with up to 700 carparks.

It will have shelves and pallets of products, from bulk deli items to own-label nappies and electronics, across 13,500 to 14,000sq m of floor space.

The building alone would be a $25-$30 million investment, Mr Noone said.

"We do see Adelaide as a huge potential site for us ... now we've just got to find the right location," Mr Noone told The Advertiser yesterday from Seattle, where the company is based.

"We've been in discussions for a few months now on a couple of different sites, so we're not cruising the market anymore," he said.

"In the future, Adelaide may have two locations or three, so we're looking for the first one in the best spot, to build upon that. Adelaide's not a large city, so wherever we go, we're going to be pretty central to everyone in the first instance."

The retail giant has launched three sites in Australia since 2009 - in Melbourne and Sydney, which both also have a hearing-aid centre, and one in Canberra.

It recently announced it would build a second Melbourne store at Ringwood, one of a handful it hoped to open nationally next year, with Brisbane to also get its first store.

Melbourne man Javier Paredes said shopping at Costco "easily" saved him more than a few hundred dollars every year.

"When I go, I buy stuff not only for us, but for other members of my family because the more you buy, the cheaper it is," Mr Paredes said.

"Adelaide's not a large city, so wherever we go, we're going to be pretty central to everyone in the first instance." People in south are not going to drive up north for a costco. And there are no central locations accessible to everyone with huge square metreage they want.

If they put one up north they'll lose half the Adelaide market and if they put one down south they'll lose half the Adelaide market. So we need two!!!

Also, why doesn't Aldi open their doors here?
