Rumour has it the new owner of Parabanks has threatened to cancel the entire thing ,if another tiny shopping centre consisting of a Woolworths or the like is approved in another suburb nearby. I can only hope the council have told them to fuck off.

THE $100 million upgrade of Parabanks is on shaky ground following comments from owner Nick DiMauro that plans for a rival centre in Salisbury Plain meant the redevelopment would no longer “stack up”.

Speaking publicly for the first time since Salisbury councillors endorsed the rival Saints Rd centre last June, DiMauro Group director Nick DiMauro this month told the News Review Messenger he was finding it hard to get the numbers for a Parabanks upgrade to “stack up” at this stage.

“There is only so much critical mass to go around in Salisbury,” he said.

“We are not holding anyone to ransom.

“We are simply saying feasibility will not allow us to do this if another supermarket is built in a nearby location.”

The DiMauro Group bought Parabanks, located on John St in the Salisbury Town Centre, for $87.5 million in 2008.

Last February the group announced plans for a $100 million upgrade.

However, in July the developer warned that a plan by the Remibisi Group for a supermarket and 12 specialty shops on nearby Saints Rd would “seriously jeopardise” the Parabanks project.

The council is currently seeking State Government approval to rezone the Saints Rd site, which is about 2km from Parabanks, to allow for retail.

In response to Mr DiMauro’s concerns, Mayor Gillian Aldridge said a shopping centre at Saints Rd was “badly needed” for under-serviced residents in Salisbury’s east.

Ms Aldridge called on the DiMauro Group to either upgrade the Parabanks centre or sell it to someone who will.

“I’m disappointed that DiMauro will not develop because I think that it could be a showcase for the area,” she said.

“But we can’t make him develop and if he chooses not to, then let’s hope he sells it to another developer who wants to develop it, as quickly as possible.”

Salisbury chief executive Stephen Hains said the council’s research indicated building a shopping centre on Saints Rd would have minimal impact on Parabanks.

Dragging up an old thread here, been a while since I have posted! But I feel compelled to do so here...

I'm all for development and exciting changes (which is why i joined this site many years ago) but what they have done here with the Aquadome is a disaster. It is very sad to see such a fantastic fun playground and facility get run down firstly but then to be changed completely into a sterile un-family/friendly environment. This development really sucked the life out of the place, it had history and that has now been lost forever.

The Aquadome became dead to me when they got rid of the giant diving tower for the outside pool about ten years ago. That thing was terrifyingly awesome and an obvious product of a time with less legal worries.

10,000 homes may be replaced in Elizabeth rebirth

A STUDY into demolishing and rebuilding up to 10,000 homes in Elizabeth has been commissioned by Playford Council and the State Government.
The study will also look at the cost of rejuvenating the area’s infrastructure.
Concerns within the council are that unless new life is breathed into the ageing Elizabeth area, residents will favour living in new housing developments springing up throughout the north, which could turn older suburbs into ghost towns.
Playford Mayor Glenn Docherty stressed the study was at a very early stage and any changes would happen over the next 10 years.
Elizabeth, Elizabeth Downs, Elizabeth Park, Elizabeth East, Elizabeth Grove, Elizabeth South and Elizabeth Vale are involved in the study.
Between them, the suburbs include 22,000 people living in 9981 homes - about a fifth of which are Housing Trust properties.
“We are not identifying any individual houses or areas, we are just looking at what may be workable in the area,” Mr Docherty said.
The $40,000 study, undertaken by Melbourne-based SGC Management Services and jointly funded by the council and the State Government, will outline the economic and commercial viability of regenerating the area.
“Our older suburbs provide the area with its character and heritage, we must now take the first step to renew these areas,” Mr Docherty said.
“By regenerating older areas, we hope we can get diversity in our housing stock and be able to meet the State Government’s 30-year growth plans.
“These suburbs need renewal - this is the time, our time, to do this.”
The council has identified the Elizabeth area as having high-density public and rental housing, ageing public infrastructure and lower than average house values.
A council report this month said large block sizes meant there was also a low population density in Elizabeth, which made it more expensive to provide services and attract investment to the area.
Mr Docherty said it was far too early to predict the results of the study.
“This is the first of a pre-feasibility study that will look at a variety of options for the area and the economic feasibility of those options,” he said.
The next steps would include a scoping of works, a financial analysis and modelling, community engagement and then a detailed feasibility study, he said.
“The options may include upgrades to public housing, a reduction in the number of public houses, and an integrated mix of public and private housing,” Mr Docherty said.
The initial study is expected to be completed by July.
Housing Minister Jennifer Rankine welcomed the partnership with Playford Council but said no priority had been given to the renewal project as yet.
“The government welcomes partnerships with forward-thinking councils who are keen to deliver more affordable housing and better use of land,” Ms Rankine said.
“Given the complex issues involved, it is important not to pre-empt the report’s results. However, Housing SA has a proud and successful history of delivering urban renewal projects.
“In areas where a decision has been made to redevelop, tenants are assisted into alternative housing, No tenant is forced out of public housing as a result of renewals or upgrades.”

Elizabeth is crying out for a massive urban renewal program for all the reasons identified here.

Urban renewal and consolidation in other ageing areas of large cities has transformed blighted areas, improving living conditions and amenity, reducing negative stereotyping and population decline, increasing job opportunities and population diversity and redressing stagnating property values.
An excellent, high speed, safe public transport system is an essential part of the re-birth.

Part of the regeneration should include new and more appealing (and more Australian) suburb names, reflecting some unique characteristics highlighted or developed in the renewal program.

Well done, Playford Council (and the state government) for the report. Funding (local, state, federal, business) and commitment hurdles must be a huge worry, with large infrastructure projects cut or scaled back in the wake of natural disasters.

Any new supermarket chain into Adelaide is good news in my opinion, the local scene needs a major shake up. The Youth Precinct sounds interesting and could boast the reputation and moral of the northern suburbs - particularly Salisbury.

Another interesting part is 'several brand direct shops', though it's not the first time a brand direct centre has been proposed for the area. DFO and Harbourtown were reported to be eyeing of nearby vacant land on the corner of Main North and Elder Smith Roads a few years back. Though the GFC killed those plans.
