$47M Bunnings Warehouse Plan

Work on a new $47M Bunnings Warehouse in Windsor Gardens will begin by June after council approval last week.
Port Adelaide Enfield Council's development assessment panel endorsed plans to demolish a vacant indoor sports centre, Windsor Gardens Shopping Centre & Bunnings' existing smaller store which formerly traded as Lloyds until the early 1990s. The 14,750sq m site at the corner of North East Rd, Innes Rd & Freebairn St will be redeveloped and will include 280 carpark spaces. The new Bunnings like all the other existing Warehouses will include a main warehouse, indoor timber trade sales area, outdoor garden centre, indoor playground & a cafe. Bunnings general manager of property Andrew Marks told the Leader Messenger the new Warehouse would create more than 125 new jobs when it is completed. Mr Marks said another 320 jobs would be created during the building stage of the redevelopment. He said the 30 staff working at Windsor Gardens would be given jobs at the redeveloped site.
"Bunnings will invest approximately $47M in the development, fitout & stock for the new store," Mr Marks said.
"We anticipate that the store will open next year."
Bunnings bought the site in 2012.
ICA Sportsworx (opened in the 1980s), at the rear of the site, closed in early 2013.
Bunnings submitted plans for a redevelopment which were approved that year, but lapsed because Bunnings decided to redesign the store.
The original plans included retaining part of the existing shopping centre, which will be demolished under the new plans.

Hallelujah! This site in it's current form is a complete dump. A good investment too for other local businesses along that strip of North-East Road.

The Windsor Gardens shopping centre's architecture dates from the 1990s, but that was in a bygone era when things were very different compared to today.
Competition from the soon to be revamped Gilles Plains shopping centre is one key factor of Windsor Gardens shopping centre's demise.

CONSTRUCTION of a new $47 million Bunnings superstore proposed for Windsor Gardens will go ahead after an adjacent land owner failed in their appeal against the development last month.

Anyone know the real reason this person opposed the development. It says
Mr Salandra argued the store was not a bulky goods outlet but rather a development which is “an incorporated timber yard”, a use he said was not allowed in the area under Port Adelaide Enfield Council’s development plan.
But surely that was not the actual reason?

Also does anyone have any photos of this shopping centre from when it was first opened? I remember years ago there was a Cheap As Chips in the main centre rather than where it currently is. But was that what it was like when it first opened, or was it different before that?

AFAIK Mr Salandra owns the Modbury Bunnings site... if that has any bearing on his actions.

The Bunnings Warehouse at Modbury (SA) was sold by AMP to Adelaide-based private investor Frank Salandra for $16.3 million, according to Adelaide Now. Colliers International's Alistair Mackie, who negotiated the deal, said the North East Road property attracted strong interest from a wide range of buyer groups. The property, which is fully leased to Bunnings on a new 12-year lease with options, was sold at an initial yield of 7.8%. It comprises a 7082sqm warehouse with undercroft and on-grade parking for 290 vehicles, and stretches across a total site area of about 1.5ha.

Actually, I think this was an obsolete chain by the name of 'Jewel'.

So opened as jewel, sold to franklins in late 1990, sold to Coles in early 2000s, sold to foodworks 2010ish.
Debatable if when Coles took it if they made it Bi-Lo first, nearly all franklins taken by Coles were converted to Bi-Lo.
Conversion from Bi-Lo to Coles would have been 2007.

Hi all,

Quick update - on my way to work yesterday I noticed that initial demolition of the roof on the former FoodWorks side of the Windsor Gardens Shopping Centre appears to be underway - no photos sorry.
