Proposed 15-storey Royal Apartments at Kent Town have ‘ever-changing’ champagne-coloured facade

A PLANNED 15-storey triple-tower in Kent Town would include champagne-coloured sliding metal screens designed to create an “activated” facade.

Designs for the $37 million Royal Apartments on the site of the Royal Hotel’s carpark on North Tce were released for public consultation this week by the Development Assessment Commission.

If approved, the three joined towers would contain 128 apartments and would be the tallest Adelaide building outside of the CBD.

Flagship Capital Holdings chief executive Steve Wise said the tower would be “a new gateway building for the city”.

“We’ve assembled an industry-leading team to work on the development, including architects Woods Bagot, and we are committed to delivering a great residential amenity,” Mr Wise said.

In documents submitted to the DAC, Woods Bagot said the “richness in detail and materials of the proposal” echoed the “craftsmanship and modulation of the existing Royal Hotel”.

The “operable facade” is meant to draw parallels to the “metal lacework found on the verandas of heritage buildings”.

Each of the occupants can control the “responsive veil” around their apartments to act in a similar way to a blind.

Documents lodged by Intro Design on behalf of Flagship Capital Holdings address noise, heritage, parking, traffic, wind and waste issues.


But the application does not address how a 15 storey building would be allowed in a zone with a 10 storey limit.

The DAC has previously approved buildings above the allowed height in “urban corridor” zones, such as the seven-storey Cremorne Plaza on Unley Rd.

The Royal Hotel’s 90 carparks would be reduced to 30 but another 135 would be added for apartment residents.

GTA Consultants argued leaving only 30 parks for the hotel would be sufficient because a survey it conducted found 28 were used at the peak lunchtime period for customers.

The hotel’s licence does not specify a number of carparks it has to provide.

The state heritage-listed Royal, which opened in 1878, would remain largely unchanged.

Consultation is open to neighbours within 60m until November 4.
