A new 9 story apartment building was announced in this week's eastern courier newspaper. to be built in the rear of Carramar House, see attached link.

Seems like a decent proposal overall, despite the fairly basic design and some less than ideal apartment layouts (windowless bedrooms). I use to live a few houses away, so I'm happy to see the heritage building finally restored and the site emerge as gateway statement to the parklands. Will be watching keenly!

Nine-storey apartment block proposed for Greenhill Rd, Parkside

EMPTY nesters and young professionals have bought more than a quarter of apartments planned for a nine-storey tower in Parkside, ensuring the $45 million project goes ahead.

But Rob McWilliams, who is marketing the development at the corner of George St and Greenhill Rd, says sales have been slower than expected because of Adelaide’s high-rise housing boom and a wary investor market.

He said with 16 of 59 apartments at One on The Park now sold, the rate of off-the-plan sales meant developer Tritan Corporation was confident the project was viable.

He said construction would start in November and be finished in the first half of 2019.

“We have attracted young professionals and then people who want to downsize in the eastern suburbs but have found it terribly difficult to buy a smaller home because it is so competitive,” Mr McWilliams said.

“They think ‘this is all too much’ and they decide this (an apartment) is what they want because they can design it to suit their needs.”

Mr McWilliams said most of the apartments sold were two-bedroom, $500,000-$600,000 dwellings, while buyers from North Adelaide and Somerton Park had also snapped up $1.85 million suites.

He was confident the development would sell out, but said the market was “extremely competitive” due to an influx of high-rise apartment projects on the city rim and CBD.

More than $150 million worth of apartment developments are underway or in the pipeline in Kent Town and Norwood, while more than 3000 units are planned, or under construction, in the city centre.

Mr McWilliams said concerns about apartments retaining their capital value and potential changes to negative-gearing rules had also “dried up the investor market”, resulting in the collapse of a number of proposed developments.

In March, The Advertiser reported that of the 48 high-rise housing projects granted state Development Assessment Commission approval in the past three years, only 18 had started or been completed.

Urban Development Institute SA executive director Pat Gerace said increased competition was a sign the Adelaide property market was “maturing”.

“It is part of a maturing marketplace to have investors lodge plans and then evaluate the off-the-plan sales and determine whether it is viable or not,” Mr Gerace said.

“It does not mean it (the apartment boom) is on the wane at all.”

THE restoration of a State Heritage-listed Parkside mansion will begin next month, signalling the start of a $45 million development at the site.

Developer Tritan Corporation is bringing St Margaret’s House back its former glory as part of work of on a nine-storey apartment complex at the corner of Greenhill Rd and George St.

Work will include retiling the 1840s-built homestead – also known as Carramar House – removing heavy steel fire escapes and repairing rotten timber frames and doors.

Harcourts sales agent Rob McWilliams, who is marketing the apartment project on behalf of the developer, said the two-storey building would be returned to its original state when restoration works were completed early next year.

Mr McWilliams said work was scheduled to start earlier this year but set backs in obtaining approvals from the state’s heritage architects delayed the project.

“It will be quite pretty and attractive sight when it is done – it will look just as it did in the 1890s,” Mr McWilliams said.

Believed to be the first house to be built on Greenhill Rd, the original single-storey building was demolished in 1897 and replaced with a two-storey homestead.

The Gosse family lived in the mansion until it was transferred to the State Government and converted into a mental health clinic in 1965.

The red brick home was State Heritage-listed in 1989.

Mr McWilliams said the mansion would be used an office space for Tritan Corporation, as well as other companies in the development sector.

He said more than half of the 59 apartments and townhouses at One on The Park – which will be built behind St Margaret’s House – had been sold.

Work was expected to start in the first week of January and be completed by the middle of 2018.

work on the apartment building may be about to start soon as an ATCO work shed and a shipping container have been set up onsite last week (?)

A small piling rig and some earth moving equipment is now on site so it looks like this project has started.Too late for a picture today. This site has had a hammer head tower crane stored on site since July last year.

Piling work has started on this site, and also the tower crane which has been stored on site since mid 2017. Truck mounted piling rig (white) is just visible behind the orange crane sections. The 2 story red brick house and the single story out building are both saved.

178 Greenhill Rd on the opposite side of George St and Greenhill road to the above project .This is to be the site of a 7 story apartment project. This was the site of the Hilton motel (in the 1960's) which i now completely demolished and all the old footings have been dug out and the site levelled. Picture 24/3/18.
