3rd Taplin proposal in as many weeks.
[PRO] Re: 19-31 Brighton Road, Glenelg | *8 Levels | Apartments
Ben, do you know of any reason why Taplin would be proposing 3 new apartment complexes in Glenelg at the same time ?
Why not pick "the best one" and go forward full steam ahead with the marketing etc, get it to the building stage, and then roll out the other proposals....

No idea but after a google search i found an article where Taplin said if the government relax height restrictions in Glenelg they have 6 sites in the Jetty road precinct ready to go for development. So I imagine there are more to come. With each complex only being 7 - 8 levels and above a level of shopping they weren't be a huge amount in each tower.

This is above the current shopping centre carpark. I can only assume (hope) that they engineered & built the slab so they could build straight on top. It would seem unlikely they would bulldoze this section which is only a few years old, right?

Nothing new here.
Developer Andrew Taplin now wants to build 6-storey apartments on top of Glenelg shopping centre

GLENELG property mogul Andrew Taplin plans to build six storeys of apartments above the Bayside Village shopping centre at the corner of Jetty and Brighton roads.
Mr Taplin has lodged plans for the centre, now two storeys high, with the Development Assessment Commission (DAC).
Along with the apartments, the works would include extra spaces in an enlarged second-storey carpark.
The shopping centre was built in 2009 with the potential for apartments in mind.
The new plans follow news Mr Taplin also wants to spend close to $60 million on two other new retail and apartment buildings on Jetty Rd — one at the corner of Colley Tce and the other at the corner of Partridge St.
A new development plan approved by the State Government in June allowed buildings up to eight storeys high to be built on the Bayside Village site.
Mr Taplin was overseas last week and could not be reached.
Bayside Village businesses welcomed the plans.
The Source Bulk Foods Glenelg manager Carly Messer said apartments were a “great idea”.
“We’ve got a really lovely sense of community in this centre — we all work together really well and I think having some residents above it would work really well,” Ms Messer said.
Bayside Fruit N More owner Adam Venables said the plan would be good for Bayside Village and “for Glenelg in general”.
In a submission during consultation on rezoning plans for Glenelg last year, Mr Taplin said, “Bayside Village is considered to be entirely suited to a higher residential density … as it is well serviced and connected, very convenient for residents, and suited for an apartment development”.
He said a development on the site would need to be more than six storeys high to be financially viable.
As reported by the CoastCity Weekly earlier this month, Mr Taplin has lodged plans with the DAC for an eight-storey building at the northern corner of Jetty Rd and Colley Tce, overlooking Moseley Square.
Another retail and apartment building, at the southwestern corner of Jetty Rd and Partridge St, would be seven storeys.
The height limit along most of Jetty Rd is five storeys, but planning rules allow for up to eight storeys on those two sites because they are larger than 1500 sq m.

Because he's a developer and developers make money doing this?PeFe wrote:Ben, do you know of any reason why Taplin would be proposing 3 new apartment complexes in Glenelg at the same time ?

Maybe he thinks that there's demand and the market for 3 developments that he's proposing in Glenelg at the same time?

Quite a narrow building (depth), but will certainly have a bit of an impact on Brighton Rd. Not the greatest view out of the back though...
