Penfield is a new residential subdivision 27kms north of Adelaide’s CBD, neighbouring suburbs such as Elizabeth and Munno Para. AV Jennings have master planned the residential component entitled ‘Eyre’ at Penfield across the 121 hectare site allowing for some 2,000 new homes to compliment what already exists in the catchment. Already named as “Eyre Village”, our new neighbourhood shopping centre will be anchored by a Foodland Supermarket along with 10 other tenancies which can be constructed across 1,2 or 3 separate stages. The new centre will enjoy great exposure on a corner site situated at the junction of Petherton Road and Stebonheath Roads. We will be seeking the following uses for the centre:
• Cafe or restaurant
• Bakery
• Liquor
• Pharmacy
• Takeaway Chicken & Seafood
• Hair Salon and/or Beautician
• Pizza
• Asian or Indian Takeaway
• As well as office uses such as Medical, Physio, Real Estate, Legal & More
Tenancy areas can start as little as 45 square metres any where up to 400 square metres.
Proposed to be available in October of 2017.

Is there even demand for more restaurants in the area? besides the KFC, McDonalds and Hungry Jacks on Curtis Road the others dont get many customers at all.

• Bakery
Unless its a well known bakery like Bakers Delight or Brumbys it wont last long because of greedy landlords.

• Liquor
According to real commercial it will Celebrations.

• Pharmacy
Unless its a well known pharmacy like Terry White I cant see it surviving greedy landlords.

Smithfield Plains shops, Davoren Park and Fields shops have become ghost towns now, cant say I blame customers for abandoning either, the complexes look ugly, old and unattractive compared to the latest nice looking shops and supermarkets like Woolworths and Aldi nearby.

This entire area has masses of development suburbs. Bunnings moved the Munno Para store assuming this area will develop.

I think Elizabeth is also betting this will all fill out and Elizabeth will become Adelaide's second major centre.

Like it was originally intended at inception? What ever happened to Monarto?

There's been a lot of African (mainly Sudanese) people move into the Andrews Farm area over the last
5 years, with many of them working in Virginia. Sudanese people normally have big families so there will
be population growth out there, whether there will be enough jobs for them is another question.

If you had the choice between Andrew's Farm and Davoren Park or Paralowie, you would take Andrew's Farm anyday.
Nice houses at a pretty good price. Only negative is the distance to the city.

Isn't there something the state government can do to give extra powers to local councils to mandate minimum standards for local corner shopping precincts? Something like the "broken window" theory or whatever it was called that enabled the cleanout of New York less attractive neighbourhoods.
Landlords are sometimes abysmal in maintaining upkeep and it just creates a ghetto like appearance, leading to petty crime, and a downward spiral.
Surely with youth unemployment so high, some money can be pumped into work schemes relating to this.
Maybe at the very least local government can get involved in decent streetscaping in the vicinity of these local shops. If we must keep constructing these endless urban cookie cutter environments, at least they can be maintained to a decent standard.

There's a market for these developments, just like there's a growing market for apartment living. This whole "omg more sprawl" bullshit is as bad if not worse then the parklands preservation muppets sooking.

Sure, not everyone wants or needs to live in an apartment (which, by the way, aren't "shoeboxes" in Adelaide), but we shouldn't be encouraging new developments that are barely removed from 1960's urban planning. Low density suburbs that require a car just to go buy a carton of milk, let alone get to work, are a bad outcome for lower income earners. A cheap home is no longer cheap when every one in the family over 16 has to run and own a car out of necessity. Never mind the quality of homes these project home builders build these days is poorly designed rubbish. There absolutely should be homes for people at that level of affordability, but that shouldn't be at the expense of quality, location and infrastructure.

Which (in another thread derailing I did elsewhere) is ironic in light of what Dustan was trying to do with Monarto back in the early 1970s - throw medium density housing growth the other side of the greenbelt.

I have a feeling that the Playford Alive area was thought up way back in 2000, when I was in Smithfield Plains many houses were knocked down and the land left vacant for many years after, preparing the area for redevelopment.

The Smithfield Plains Deli went from a supermarket size shop to a small shop, the former deli was divided up into Australia Post, Playford Food Co-op and few other shops. The deli later moved to a different shop front in the complex. Recently the Australia Post moved into a new shopfront on Curtis Road.

In 2010 I think iirc we were told the government made it harder for people to enrol at Para West Adult Campus , anyone wanting to complete SACE was able to still enrol, anyone else was declined, the aim was to make it look like the school had to close down because of reduced student numbers. According to the current Playford Alive masterplan the former school site is being retained for a future secondary school, opening a new school will bring in alot of families into the surrounding area. Thus would bring alot of customers into the Penfield Eyre Village shopping complex.

The school formerly known as Para West Adult Campus is now Northern Adelaide Senior College, located near/in Elizabeth TAFE.

I'm not sure it's fair to complain about "another box shopping centre surrounded by car parking" and also complain that people need a car to go anywhere. I'm not sure how far it is from the Davoren Park (south) shops and OTR, but I think it is far enough to be "local" for quite a few established houses already. The closest larger shops would be Elizabeth City Centre and the Woolworths on Peachey Road in Munno Para. If there is a decent Foodland in the new complex, they should do quite well from local customers, and Eyre is still growing quite well.

Another thing that hasn't been mentioned yet in this thread is the sports precinct planned for this estate. http://www.abc.net.au/news/2016-12-19/c ... ld/8133092 The shops will be east of the northern end of these sports grounds.

As for employment (apart from the shops themselves), Edinburgh North industrial area is quite close, and Edinburgh (including RAAF, DST, Coles distribution etc) are not far away. Edinburgh North also has more vacant "employment land" if anyone wants to develop a new factory. Womma Road (the southern side of the Eyre development) leads to the Northern Expressway, and there is a big Treasury Wines warehouse and intermodal freight depot at Penfield not far the other side of that, and market gardens around Virginia.

I'd certainly rather build a house in the Eyre development than Almond Grove (RealtySA/Fairland) at Munno Para West/Downs which seems to be selling well too.
