New $240 million health hub proposed for near Lyell McEwin hospital

MORE than 1600 new jobs are on the cards at a $240 million health precinct expected to revamp health care services in Adelaide’s northern suburbs.

South Australia’s not-for-profit ACH Group is behind a plan to convert a 22,500sqm site adjacent the flagship Lyell McEwin hospital in Elizabeth Vale into a major development boasting myriad health services, education, training and social housing.

ACH chairman Geoff Holdich said the site master plan will be submitted to the City of Playford in January next year with construction on the restorative health and wellbeing project, due to begin in the second half of 2017, taking five years to complete.

“This project will definitely take place, it’s exciting and we are expecting a positive response,” Mr Holdich said.

The project will be twice the size of ACH’s recent ViTA South development in Daw Park he said with care outcomes to be based around first rate health services and delivery.

The new precinct will serve an area with the lowest health outcomes and highest premature mortality rates in Adelaide Mr Holdich said with the closure of General Motors in 2017 and commensurate job losses expected to exasperate the current poor health outcomes.

Five hundred jobs will be created during the construction phase and a further 1000 jobs created indirectly over the lifespan of the development. Once operational, more than 120 full time equivalent roles will need to be filled.

Developments worth tens of millions of dollars spearhead efforts to stimulate growth in northern suburbs

A HEALTH precinct and a dual-use ice rink and concert venue at Elizabeth are set for approval, as developments worth tens of millions of dollars spearhead efforts to stimulate jobs and growth ahead of the Holden plant closure next year.

The $35 million Playford Arena development, which has been endorsed by Playford Council and is awaiting State Cabinet approval in January, is likely to be the first major project at the new Prince George Plaza, in the Elizabeth business district.

At a meeting on Tuesday night, Playford Council is also poised to approve an application to build a health practice at the same site. The plan, by GPaxis Munno Para medical centre owner Dr Jim Kosmas, is understood to be worth up to $20 million.

Mayor Glenn Docherty said the council had been working hard to bring private investment and new jobs to the community, which he believed “shows real confidence in Elizabeth”.

“Playford Council would welcome a new multistorey development that would fit in with our Northern CBD (and) this is the first of many new exciting announcements to come,” he said, referring to the health centre plan.

The council has also released artists’ impressions of Playford Arena, which will feature two Olympic-sized ice rinks, with a sliding floor that transforms the big rink into a concert hall. The council says it will announce a “big-ticket performer” for its launch.

“This is a vibrant, new entertainment and sporting facility. It will provide a place for families to have fun while also offering a world-class venue for major events and concerts,” Mr Docherty said.

It will take two years to build, creating about 100 construction and 70 full-time operations jobs.

The council is also negotiating to secure an Australia Ice Hockey League team to use the facility.

Site works at Prince George Plaza, at the corner of Philip Hwy and Main North Rd, have already begun. Work on the nearby $55 million Playford City Sports Precinct is already underway, with the first stage including a training centre for Adelaide United, a new tennis centre and a lawn bowls facility.

Further north, at Penfield, construction will start next year on a $5.7 million sports ground, featuring two large ovals, which will become the new base for three major sports clubs.

The Eyre Sports Park development, a joint project between developer AV Jennings and Playford Council, will be built at the new housing development at the corner of Womma Rd and Stebonheath Rd, with construction set to start this month and finish in 2017. It will become the home for the Northern Wolves Soccer Club, the Rose and Crown Cricket Club and the rapidly growing Central Districts Rugby League Club, which is aiming to eventually enter a team in the NRL.

The facilities will also be available to RAAF Base Edinburgh personnel to use. That development will coincide with a $12 million shopping precinct, called Eyre Village, which will feature a Drakes Foodland and 10 other shops.

Mr Docherty was hopeful the two developments, combined with the Eyre housing estate, would boost job opportunities for locals.

About 180 retail and construction jobs will be created over the next year.

“Many of these jobs will be filled by local residents so it’s a fantastic incentive to live, work and play in Playford’s newest development,” Mr Docherty said.

The ice rink arena for the area would be fantastic for the northern suburbs, especially if the entry fees are reasonable and the local Adelaide team moves here from Thebarton. Good to see these developments.

Nice... go Elizabeth!

City of Playford's Mayor Glenn Docherty is probably one of the best mayors in the state. Very proactive.

Already got a thread for the Playford Ice Arena viewtopic.php?f=8&t=5869&p=149327#p149327.

Can't wait for it to be built, though I'm surprised they're trying for their own AIHL licence. I would've thought it would've been better for the Adrenaline to base themselves out there (unless they want both the Adrenaline and the new team to be based there).

THE development of a new $20 million health precinct in Adelaide’s northern suburbs has been approved by Playford Council.

The five-storey health practice – which is expected to create about 150 fulltime health jobs – was given the green light by the council at its meeting on Tuesday night.

GPaxis Munno Para medical centre owner Dr Jim Kosmas made the application to council to build the Playford Medical Hub, which is likely to be built at the new Prince George Plaza, in the Elizabeth business district.

Following the meeting, Playford Council Mayor Glenn Docherty said: “Council has approved to sell allotment five to the developer.
“Council is pleased that there are private investors willing to purchase in our (Elizabeth) CBD – this will be the first multistorey development in our CBD.”
It is one of many developments worth tens of millions of dollars designed to spearhead efforts to stimulate jobs and growth ahead of the Holden plant closure next year.
The $35 million Playford Arena development, which has been endorsed by Playford Council and is awaiting State Cabinet approval in January, will be built at the same site as the health hub.
The arena will feature two Olympic-sized ice rinks, with a sliding floor that transforms the big rink into a concert hall.
It will take two years to build and will create about 100 construction jobs and 70 fulltime operations jobs. The council is also negotiating to secure an Australian Ice Hockey League team to use the facility.

A multi-storey 4.5 star hotel has been mooted for the Elizabeth CBD, with the Accor Group apparently showing interest. It's part of the Playford council's plan to revitalise the CBD precinct which is currently underway.

https://www.facebook.com/7NewsAdelaide/ ... 339109148/

It's certainly an extremely ambitious vision, Elizabeth does have the advantage of the nearby army base and close to the Barossa Valley so maybe it could work. However a 4-5 storey Ibis Budget or Quest Hotel sounds more realistic, definitely not a 12 storey Mercure Hotel in Elizabeth.

Though you gotta give credit to Mayor Glenn Docherty. He is one of the most proactive and passionate mayors in SA.

Ibis Budget is a good fit for Elizabeth, Quest is a little more up-market, more at the Ibis Styles/Ibis level.
(and I am not being a snob, I recently stayed in 5 different Ibis hotels in the UK, including Ibis budget)

The target market is not people who live in Elizabeth (they go home). It is the business, military and public service travellers visiting RAAF Edinburgh, Defence Science and Technology, and the many manufacturers and contractors in the area, as well as tourists looking for somewhere closer to the airport than the Barossa Novotel. The business travellers are curently staying at Mawson Lakes or North Adelaide, probably hundreds every week.

12 Storeys sounds impressive, but isn't reflected in the model in the video. Mercure or Ibis Styles would seem to be the right sort of market level. The budget end of the market has the Elizabeth Motor Inn on the other side of Main North Road.

Hopefully it stimulates a few more restaurants in the area too.

The 'redevelopment' of Parabanks reached the next stage of completion with Coles moving in from the car park - now occupying the space formerly occupied by Zamels, Rockmans, Noni B and Harris Scarfe. As with the rest of the redevelopment the new Coles is nothing to write home about, just a run of the mill Coles pretty much.

The redevelopment of the mall is just about done now with the rendering outside just about done too.

With the Coles signs going at the old site, the Bi Lo signs have made a comeback. Get a snap if you're the nostalgic type.

I was driving along Curtis Road, in Munno Para on corner of Main North Road outside the former Munno Para Bowls Club there is a sign advertising a retail development called Munno Para HQ. I'd imagine many retailers including Harvey Norman will move into the new development.

The new Community Hub will be a core element of the revitalisation of the City Centre and create a place for the community to come together to exchange ideas, learn, participate and celebrate in a range of flexible community spaces.

The concept was first announced in the City of Salisbury’s Salisbury City Centre Renewal Strategy 2012 and has been included in the long term financial plan, with Council last night endorsing the major project progressing to the construction phase. Mayor Gillian Aldridge said the decision was an important one to drive the Council towards the future.

“The Community Hub will help foster further investment and a resurgence of activity in the centre of our City,” Mayor Aldridge said.

“Salisbury is vibrant, unique and creative and the Community Hub will provide an opportunity to bring all of those elements together in one place for our whole community and enhance them into an inclusive cultural, entertainment and service precinct.

“We appreciate it is a bold vision, but Salisbury has always been innovative, which is essential in future proofing our City and ensuring we meet community needs for generations to come.”

The City of Salisbury engaged Hassell Studio to create initial designs for the Community Hub. The next step is to select a preferred contractor to finalise design and complete construction of the Community Hub, targeting construction companies selected from an initial open expression of interest process.

It is anticipated construction on the estimated $43.8 million project will begin next year with the Community Hub set to open before the end of 2019. It will create up to 150 new jobs during construction and inject up to $65.5 million into the local economy.

The Community Hub will feature a state-of-the-art information centre and library, a community terrace, training and meeting spaces and an outdoor screen that will showcase events, performances and live television broadcasts, in addition to Council’s civic and administration functions.

There will also be a transformable inside event space that can accommodate up to 500 people which will be suitable for festivals, formals and performances and can be combined with outdoor event space in the adjacent Civic Square.

“This is a tremendous investment by Council in our community and for generations to come, and demonstrates the confidence we have in the future of Salisbury and the Salisbury City Centre as the heart of our city”.
