A SIX-star Riverbank hotel showcasing the state’s indigenous history would be built near the Morphett St bridge, in a plan by Investment Minister Martin Hamilton-Smith to ease Adelaide’s accommodation shortage.

It would boast a signature, Outback-themed design – conceived through a national design competition – and house commercial offices, penthouse suites and an indigenous art gallery in its basement.

Mr Hamilton-Smith hopes the investment – which he estimated could cost anywhere between $200 million and $300 million – would spark a series of job-creating “indigenous offerings” along the “widest and best bit of the Torrens”.

He says international investors have conveyed “significant interest” in a Riverbank hotel development, which has been spruiked in a series of Investment Attraction South Australia documents.

His blueprint is yet to receive Cabinet approval, but involves 10,000sqm of State Government and Adelaide City Council land being given to a private developer for a “peppercorn price”.

A similar deal was struck by former premier John Bannon with hotel chain Hilton to build their King William St accommodation.

He stressed the proposal – which he hopes would position SA as the “southern gateway to the Outback” – would involve extensive con-sultation with the local and indigenous community. The council is currently pursuing using the land for a commercial helipad, but Mr Hamilton-Smith hopes he can persuade them to consider a hotel instead.

“A high part of the cost of any such development is the land cost,” he said.

“In this case, we own the land, it’s a very significant saving and that would enable the developer to put the extra money into the building.”

Mr Hamilton-Smith championed building a hotel over the West End rail lines in 2014 but said the “time is now right” to progress it.

The recent shortage of Adelaide hotel rooms during the Ashes Test reignited his passion for the project.

Mr Hamilton-Smith said there was “considerable” international interest in funding a five to six-star hotel but more detail was required.

“They need to see the land, they need to see the location, they need to see what our contribution will be and they need to see us as a partner to help them with planning,” he said. “The rest would be up to them.”

I guess my reaction is... Ehhh? I don't know how to feel about it.


I assumed a new Adelaide station would be built there when the underground city loop was built

Not wholly opposed to using the land for a hotel but I’m sick of public land been given away for free. It has value!

Also, there’s a decent number of hotels in the pipeline already so I’m not sure what problem he’s seeking to address?

From the article, this appears to be the land closest the river. I’m not sure why they’d rebuild the station even more peripheral than the current one. More likely that it’d be under North Tce.

the logic being they'd move the station so it's infront of the portal for the tunnel which is in between the uni buildings, looking now it seems there's plenty of room

Off the top of my head, we have a Sofitel, Langham, SkyCity Casino and Lester hotels in the works - and now this proposal? Telling that it’s come from a politician and not a hotel chain. I think it would be great to extend the Riverbank further, but this is just a pipe dream from a man with no relevance beyond March next year.

One word: parklands. What is this government's deal with giving away our parklands? By all means, long-term lease the site but don't sell it.

This building would have made for a perfect new casino or new convention centre, a missed opportunity. My only question is how this will get through planning when it's right on the flightpath?

The strip of "parklands" (if you can even call it that) between the Torrens Weir and Morphett Street Bridge is perfect for this sort of redevelopment oppurtunty. But hard to see how a 27 storey building could go up in this area given the flight path.

The new railway platforms for an underground train loop will be 2 levels underneath the tram platforms on North Terrace, with access via the walkway connecting the Railway Station and Roma Mitchell Building. The tracks for the underground loop and the northern rail tunnel portal will consist of the two current stabling tracks on the north side adjacent to the current Gawler (soon to be future Outer Harbour / Grange) tracks.

As for the rest of the underground rail loop configuration, station placement and design, not much else is known than the above.

Not sure that I'd support this to be honest, down the line this area needs further development but I think it should ultimately be public space. Giving away parklands space (especially right up the riverbank) for private development seems like a bad idea.

We already have ample public space in the park lands. 943.7 hectares of it, in fact. The area between the rail tracks, the River Torrens, Torrens Weir and the Morphett Street Bridge measures approximately 6.2 hectares.

At the moment it consists of a rowing club, a car park, a walking track and a bit of open grass, which I would hazard to guess is currently used by 100 people a day, at most. The area is severely underutilized and is in a prime location adjacent to the core Riverbank Precinct, Adelaide Oval and the health and biomedical precinct.

I and others, would be more than happy to see this space redeveloped into something other than what it is now. Whilst 27 stories for a hotel / mixed use building is probably not feasible due to airspace regulations, but even a modest 15 story hotel / mixed use building with associated bars, restaurants and amenities would be a very welcome and significant improvement on what is there currently.

A hotel building / podium in place of the car park would take up about 1 hectare of land, and restaurants and amenities on the open space up to the edge of the proposed footbridge over the rail tracks would take up about 2 hectares. That still provides for 3.2 hectares of quality landscaped public open space which could feature things like an amphitheater, pocket parks, interactive play spaces, picnic spots, etc.

A 15 storey 5 star hotel could have about 800 rooms. Assuming an 80% capacity holding at peak trade, that's at least 750-900 people staying there at any one time. Add in the multiplier effect of residents visiting restaurants in the area and travelers staying elsewhere who might be attending a function at the convention center that would then wander on over to this area for dinner or drinks, this figure could swell upwards of 2000-2500 visitors to the area. The economic dividend from the initial investment would pay off in a matter of weeks. It's a no brainier and we should all be backing this horse for redevelopment.

That is not quite accurate. The biggest hotel in Adelaide is the Intercontinental with around 340 rooms and 24 levels.
