It still irks me that they're not cladding the core, as per their last re-design.

I might go a bit opposite to the grain here also and say this building is quite underwhelming. It doesn't look that much different to the building to the left of it or the building behind it (ANZ). Given its such a prominent location, it seem to me (and this is just my opinion) that the architects have not really come up with a design that blows you away or makes you want to look up and enjoy the view. Some buildings really do tap into your senses and imagination - this building does nothing.
However, I do understand its not finished yet but I still don't expect big things from this project.
Just seems that across the board, architects have grown lazy and opted for boxes, glass and lots of corners. Whatever happened to curves and gracious lines?

I guess the main reason for this might comedown to demand, or lack thereof. Adelaide's office market take-up is quite slow, so I guess rents are generally lower than the larger cities. Buildings here prolly have to be built for function rather than design. If developers knew potential tenants were lining up for space with wads of cash then they might have a bit more license to build something more adventurous. Of course I'm only hypothesising, it's just my take on things.

There will be cladding on the core, the brackets are already in place. I'll try to get a photo when I'm back in Adelaide.

I know it's a simple design, but imagine if this was completely clad with a facade that has the current high reflective rate, and with rounded corners on each floor, as per Aurora in Melbourne. Super simple, but massively impactful.

Either which way, what we're getting isn't going to change. Hopefully the podium facade is of really high quality to tie down the entire tower. If only the Alucobond panelling on this facade was gloss instead of a flat colour, I reckon that would have helped here.

There are now 3 floors (6,7,8) of windows and although not overly exciting they are neat, simple and not unattractive . I think this building could turn out better than some of you think. At least they are not green and show all the internal fixtures and fittings. I give it 7 out of 10.

Lower rents but how much would a similar parcel of land cost in central Melbourne? Cheaper land, shorter building, lower rent, cheaper labour, should even out? I may be quite off the mark, but in terms of an investment I wouldn't think a higher quality finish in Adelaide would significantly reduce your gains vs Melbourne? Quality office space in a prominent location should have great appeal, some tenants want to present themselves in this way to clients and would lose interest in a sub-par development.

The average wage may be lower here but the average new home build isn't anything less than what's built in Melbourne, we're just spending less on the land.
