Adelaide will get its first Langham five-star hotel, but it won’t be in the city centre, where a number of new hotels are under development.

Instead, the Hong Kong-based luxury hotel chain, which manages hotels in Melbourne, Sydney and Auckland, will operate a new 146-room hotel in the upmarket beachside suburb of Glenelg, after it entered into a memorandum of understanding with the Lustro Hotel Group.

The hotel, which is due to open in 2019, will form part of the $110 million Lustro development by local businessman Bruno Marveggio, part owner of the Adelaide Football Club.

The hotel will be developed on the site of the Comfort Inn, which Mr Marveggio acquired in Glenelg 15 years ago. Last September he received approval for a 12-level development overlooking the marina and beach that will include 45 residences and penthouses.

The new hotel, which will include a 200-person all-glass ballroom, shops and a pool and bar on level three, will be offered for sale to institutional and private investors, with the apartments offered to owner-occupiers.

Quoting South Australian Tourism Commission forecasts for state visitor spending to rise from $6.6 billion to $8 billion by 2020, Mr Marveggio said Adelaide was lacking a five-star luxury hotel.

“All the recent announcements of all potential hotels don’t address lack of supply at the top-end luxury market,” he said.

Among the new hotels in the development pipeline are an Aloft Hotel, to be operated by Starwood, a five-star Sofitel Hotel to be operated by Accor and a Pro-invest Holiday Inn Express. All are in the Adelaide CBD.

Mr Marveggio said local tourism was being boosted by more direct flights into Adelaide from Asia, a new defence contract about to commence, infrastructure investment and the expansion of the Adelaide Entertainment Centre.

Robert Warman, chief executive officer of Langham Hospitality Group, said the South Australian region continued to experience strong growth as a leisure destination.

“By partnering with the Lustro Hotel Group, we are pleased with the opportunity to add another luxury hotel to our global collection and further strengthen the group’s presence in the Pacific,” he said.

The Langham Group is owned by Hong Kong-listed Great Eagle Holdings. Its history traces back to the Langham, London, which originally opened as Europe’s first ‘Grand Hotel’ in 1865.

Mr Warman said the group was “very open” to managing Langham hotels and resorts in major Australian destinations such as Perth, Brisbane, and Port Douglas, as well as second hotels in Sydney and Melbourne under the group’s new Cordis brand.

Small mention in the local Messenger, that theComfort Inn will be demolished in December with construction of the Lustro development commencing in January 2018.

The developer of the this [Bruno Marveggio] is the AUFC part-owner whose companies are being put through liquidation with orders to sell his family home. If anyone wants to post the article, it was in the Advertiser a few days ago. What does the forum think of the chances this development will go ahead?

CONSTRUCTION of a $110 million hotel and apartment complex at Glenelg North has been delayed for up to six months, but the group behind the development says it will still go ahead.

The two-storey Comfort Inn Haven Marina on Adelphi Tce was to be demolished next month to make way for the new 12-storey development.

Lustro Hotel Group chief executive Sonia Lefevre said the project had been delayed because of requirements from international luxury hotel chain Langham.

“We’re currently finalising drawings with the architects, Hassell, because they needed to be redesigned to fit Langham’s room count and back of house requirements,” Ms Lefevre said.

“The plan is for the first stage (demolition) to begin in the first quarter of 2018, if not midyear.”

The new 146-room five-star hotel overlooking the Glenelg marina would be the third Langham Place hotel in Australia.

It is set to include high-end tourist accommodation, an infinity pool, fine-dining seafood restaurant, luxury residential apartments, an outdoor recreation area, cafe, bar and shops, carparking and a function centre.

Ms Lefevre said bookings at the current 70-room Comfort Inn would remain open well into 2018.

“We have some loyal customers and will still be accommodating them, as well as increased business during the summer months and because of the upcoming Ashes cricket,” she said.

“Once the demolition does go ahead, anyone who makes bookings ahead of time will be offered accommodation in one of our other hotels free of charge.”

The building was approved by the State Government in June last year after it was given major development status.

Ms Lefevre said the project was expected to create more than 1000 jobs: 518 in construction and potentially at least 500 in indirect employment.

She said conversations with potential builders were ongoing.

Lustro owner and developer Bruno Marveggio, a shareholder of Adelaide United, bought the Comfort Inn in 2000 and is behind the $110 million project.

Two of Mr Marveggio’s other business ventures have recently made news — particularly building company Coombs Barei, which is in administration and owes $6.5 million to contractors and suppliers.

In April, it was also revealed by The Advertiser that his joinery firm Wunda Projects had not paid superannuation. The debt has since been paid.

Mr Marveggio did not return calls from the CoastCity Weekly.

The news of Mr Marveggio’s business issues sparked doubt at a Holdfast Bay Council meeting in September, as councillors questioned the project’s future.

Council chief executive Justin Lynch told the meeting he understood the development would proceed.

The site of a proposed five-star hotel in Glenelg has been sold for $11.6 million to a Chinese businessman who intends pressing ahead with the delayed project, according to his lawyer.
Former Adelaide United shareholder Bruno Marveggio has offloaded the Comfort Motor Inn site on Adelphi Tce to clear debts related to failed construction company Coombs Barei Constructions, which collapsed in October 2017 with debts of $6.5 million.
Mr Marveggio had intended to develop the site with a $110 million 150-room Langham-brand hotel and apartment building which has been beset with delays since it was approved in June 2016.
Chinese-born businessman Fushuang Zheng, of the ZFS Group, bought the 5000 sqm property on the Glenelg foreshore last month.





Sean Keenihan, chairman of Norman Waterhouse and Mr Zheng’s lawyer, said his client intended to press ahead with the hotel proposal.
“It’s such an attractive site he is very excited about the scheme that has been approved, and that is the primary focus, to get on advancing that,” Mr Keenihan, who is also chairman of the SA Tourism Commission, said.
“From Mr Zheng’s perspective he was looking to further diversify, he loves South Australia very much and that site and what it offers is obviously very exciting.”
Sonia Lefevre, spokeswoman for the project’s management company Lustro Hotel Group, said a builder — who she would not reveal — has been appointed for the 12-storey building.
She said demolition is expected within the first quarter of 2019 but said that the existing hotel will still be taking bookings until the end of March.
The hotel and apartment building, which will include a 200-person ballroom, was approved in September 2016 and had originally been slated for completion in mid-2019.



Bruno Marveggio has sold the site of the Comfort Motor Inn at Glenelg to Chinese investor Fushuang Zheng, who will build a $110 million hotel and apartment complex.
Ms Lefevre said development approval was extended until mid-2019 and that construction of the property would take at least 18 months.
She said representatives from the Langham Group were in Adelaide last week to discuss the project.
Mr Keenihan said Adelaide will see more Chinese investors looking to diversify beyond a “tough” residential market and into tourism ventures.
“We are seeing a new trend line in terms of Chinese investment,” he said. “We have got no shortage of people coming in (to visit) but we need more and more (accommodation).”
The Advertiser reported last month that Chinese property developer and investor Ben Tsui had bought the Wirrina Resort, near Yankalilla, with the aim of luring Chinese golfers.

Developers of a delayed $110 million beachside hotel and apartment complex want more time to begin construction.


Developers of a $110 million five-star hotel and apartment building at Glenelg want more time to start construction of the stalled project which was approved three years ago.

Sonia Lefevre, spokeswoman for a consortium behind a 150-room Langham hotel and apartment building on Adelphi Terrace, said her clients have sought another one-year extension to their development approval.

Authorities approved an extension last June, which required construction of the 12-storey building to begin within a year or development approval would lapse.

Ms Lefevre said representatives of the Langham Hospitality Group have visited Adelaide a couple of times this year to meet with investors.

“We don’t see any major issues,” she said. “At this stage we’re not going to see any movement (construction) this year, it will be likely earlier next year.”

Ms Lefevre had told the paper in December that demolition of the existing Comfort Inn Haven Marina was expected within the first quarter of this year.

At the time the The Advertiser revealed that Chinese-born businessman Fushuang Zheng had paid $11.6 million for the 5000sq m development site which was offloaded by businessman and former Adelaide United shareholder Bruno Marveggio, who was declared bankrupt last month.

Mr Zheng’s lawyer Sean Keenihan had said that his client intended to press ahead with the hotel.

Ms Lefevre said the Comfort Inn will continue to trade as normal.

“Once the builder is engaged we can stop taking bookings,” she said.

If they dont see any major issues why do they need another extension?
Perhaps the financing hasn't been locked down if they're meeting with fianciers. Which would be a major issue no?

Maybe as the off the plan sales of the apartments hasnt been done or even started to meet the minimum needed by the banks for finance?
