They are doing what local governments do, looking out for their existing residents. They are probably envisioning a pyramid approach, where the Flinders building is the top of the pyramid and the height steps down from there. You might think it's petty, but this is what local residents are talking about, so the local government should bring it to attention.

Meanwhile, in this very area- local parks are dead/dying/ not maintained. Grafiti, illegal dumping and petty crime rampant, verges are a mess and the roads are falling apart. But sure, lets focus on a 2 storey height difference in a former industrial site.

If the local residents have concerns about the development, it is (and it should continue to be) their right to voice their opinion about a development. If they believe that local government is the best way of carrying those concerns, then that is perfectly OK. I don't believe the Marion DAP has the final say anyway.

I have not seen the exact plans for the site and where the housing, apartments and so on will be, so I can't make a personal judgement if this development is good or not. But if we remove the rights for local people to voice their opinion about local development, however silly it may be, then this is not a democracy and we may as well not have a development assessment panel.

In addition, shadowing is not the only concern that could be a factor. I know people that live on Churchill Road that live in detached, single story dwellings, and they have concerns about overlooking into their backyards. Now, I believe that this area has been moving to higher density and higher buildings for some time, and I see the benefits in that. But just because this is my opinion does not mean I have the right to stop them from going to the media or a local council and expressing their concerns. This is where the panel (SCAP, local DAP, whatever) comes in and makes the final, professional decision, based on the developer's submission and residents' submissions.

Planning is political, this is a fact. And ultimately politics is (or maybe "should be" in the current climate) the art of negotiating and coming to an agreement.

South Australians need to learn to move with the times and accept change and progress, if this state is to enter a phase of serious growth and expansion.

CONSTRUCTION work starts this week on the first apartment building in Tonsley’s 850-home development, marking a significant milestone in the suburb’s transformation.

Brendan Gore, chief executive of Peet, which is leading the development, said the 30 homes in the seven-year project’s first stage were almost sold out.

They were attracting a mix of buyers, including young professionals and couples.

He saw some “unique” qualities in the location and its surroundings.

“You have the business precinct, the university and Tafe, and now a residential development — all in one precinct,” Mr Gore said.

“It’s a good road map for these type of developments across the city.”

Peet, which is also behind the Lightsview development, has approval to construct 850 homes on the former Mitsubishi site in buildings four storeys high.

However, Mr Gore said — depending on demand — the developers would consider seeking additional approval to extend the project to 1000 homes in buildings up to seven storeys.

“That’s something we’ll take a cautious approach to,” he said.

“We want to ensure that it’s a successful development that people want to live in and it delivers value to our buyers long term.”

Roadworks began last month, with terrace homes set to be started in June.

The first residents are expected in the middle of next year.

The $265 million development comprises 11ha of the Tonsley redevelopment site and will feature 1.5ha of open space.

Residents would be close to the cafes, restaurants and events centred on Tonsley’s Main Assembly Building, Mr Gore said.

He described it as “quite an interesting concept — and quite hip”.

Good to see some grass and trees. Hopefully there is also a few cafes restaurants and retail. Pity the majority of the site not like this. The Tafe should have been multi storey too.

Couple of little cafes in the Flinders hub area so far. Apparently there's a hope to turn the old boiler shed at the Eastern end of Alawoona avenue into a cafe / micro-brewry thing as well which would be great. There's also a supermarkert in the long term plan, but depends if someone wants to open one there I guess. Would be a great spot for a Woolies as there's none of those particularly close to Tonsely - Marion has one, but not a great spot to do the weekly shop!

A supermarket, speciality shops, cafes, restaurants and offices set amid extensive landscaping are on the cards for a major developer in southern Adelaide.

The state government has named the Peet Group as the successful bidder for a 1.1 hectare parcel of land sell to run alongside the western side of the Main Assembly Building (MAB) at Tonsley Innovation District.

The choice of Peet - which was behind the development of Lightsview in Adelaide’s north and is currently building 850 apartments and townhouses at Tonsley Village on the northern side of the MAB - comes after an expressions of interest campaign run by Renewal SA.

The land, on the site of the former Mitsubishi car factory, is next to Tonsley’s main western entrance and is on the main thoroughfare leading to Clovelly Park railway station.

Peet managing-director Brendan Gore said the hub’s proposed design would deliberately blur the lines between indoors and outdoors.

“The concept embraces an open-air feel, with tables and chairs spilling out to paved outdoors areas, all wrapped up in green surrounds.”
It will be anything but a typical, enclosed mall shopping experience he said.

“Our vision for the centre includes a supermarket with a focus on fresh food and organic products, plus speciality stores, cafes and restaurants. Office spaces will be built above the retail outlets, enabling workers to take advantage of the cafes and restaurants before, during and after work hours, further activating the precinct.”

It is likely the retail and hospitality outlets will have extended trading hours in line with differing lifestyles and changing consumer behaviour Mr Gore said.

Renewal SA acting chief executive officer, Mark Devine, said the hub was integral to realising Tonsley as a vibrant, mixed use precinct encompassing industry, research, education and residential.

“It is set to become one of Tonsley’s meeting, entertainment and retail places, and a hospitality drawcard for southern Adelaide,” he said.

Final negotiations over the sales contract are ongoing between Renewal SA and Peet.

Tonsley Innovation District is now home to more than 30 businesses and more than 1400 people are employed on the site – more than when the last car rolled off the production line in the MAB in 2008."

Work to start on $3m microbrewery at Tonsley

Work will start in July on a $3 million plan to turn Tonsley’s former boiler house to a new microbrewery.

Kidd Retail Group, behind Lady Burra Brewhouse Bar & Kitchen in the CBD, will employ about 50 people to work at the Tonsley Innovation District’s new venue.

Co-owner Steven Kidd hoped the venue, also featuring food, a large alfresco area and barber, would open by the end of the year, capitalising on the 850-home housing development under construction next door and businesses in the Tonsley Innovation District.

“It’s very exciting — we really want to be part of the culture down there and part of the family,” Mr Kidd said.

“The weekends are about functions and excitement — there’s plenty of room for acoustic live music, DJs and entertainment.

“We (also) want to make sure that we look after the 2000 people that work at Tonsley, with a really nice lunch offering and also breakfast and coffee.”

The company is also behind the 80s-themed Two Suns bar planned for 41 Currie St, in the same building as wine bar The Noble Gentleman, and planned new cafe, Frequency.

It hopes to replicate elements of its city-based venues at the 800sq m Tonsley site, previously used to generate steam for the Mitsubishi and Chrysler manufacturing plants.

“We’re trying to take all these venues into Tonsley,” Mr Kidd said.

“There will be a cellar door-type offering within the boiler house, a microbrewery and beer hall, Portuguese-inspired food … and a bit of excitement in summer with the outdoor alfresco area, a bit like Two Suns.

“Frequency is about a barber and a coffee shop and upbeat music so we’re going to have a zone within the boiler house for coffees and a barber booth area.

“Because it’s a big zone we need to be really smart about how we use this space.”

The new microbrewery would include canning and packaging facilities, while Lady Burra would be used for experimental beer, he said.

“The space is also big enough to be putting down some whisky and gin — we’d love to have our own label.”

Kidd Retail Group is leasing the 1960s building from State Government land agency Renewal SA, and had originally hoped the microbrewery would be open early this year.

Mr Kidd said work had been delayed due to changes in the boiler house fit-out’s design and the need to ensure his development complemented plans for a new building next door, featuring apartments above specialty shops and a small supermarket.

“We’ve been working to make sure everything flows well between their development and ours,” Mr Kidd said.

“It’s a very old building so there’s been a series of tests on the building itself and understanding how to tackle the works.”

Mr Kidd’s building company Pinnacle will complete the boiler house’s fit-out, which will cost between $2.5 million and $3 million.

Wouldn't have thought it's that big a site, but I'm sure it'll be a good devlopment. Hopefully they're thinking through parking as the development will take the place of a fairly large carpark and parking's already starting to get a bit limited at Tonsley. Would love to see the supermarket be a Woolworths as there's no easy access to a Woolies around this area... more likely we're looking at some sort of specialty IGA or foodland or something though I reckon. Coles probably out of the picture if the rumors about a Coles going into the old Panorama TAFE site are true.
