Looking down Pirie St... I didn't realise how "wide" this building is. (9/6/2019)

The building to be completed during November and the Purchaser final settlements are planned to commence during December.

Due to the extended north south design length of the building, nearly all apartments have their main view either east or west. However some recent changes in the surrounding environment may affect some views once developed.

A preliminary concept for the corner of Hutt & Pirie (SW corner) was planned for a 7 level proposal, I since found out the owner is now planning a 12 to 15 level new build there instead, small footprint but will still be partially in the east view frame.

The owner of the Red Cross building immediately next door (east) is planning to add multiple levels behind the facade for new offices, if this goes ahead some lower east facing apartments will lose their view.

The new owner of the old Salvos People Palace (due west) is planning some sort of commercial building upgrade but don’t know if this involves refitting in the current shell or adding levels behind. This may affect some west views.

In between East End project and the Salvos is a sliver of land that is worth more to the owner than the current rental return for the simple low-rise building being used as an adult entertainment centre (one level removed from being a knocking shop). The micro hotel site at Budget gives food for thought for owners of similar blocks in key areas.

Any redevelopment immediately east or west of this project will put at risk some of the apartments uninterrupted views that will be enjoyed on day one.

Best not to pay a premium for an apartment with a view that can be potentially built out.

I would bet my life this won't be completed in November. They had been advertising move in Quarter 3 2019 but have changed to quarter 4.

Given its a week out from September and there is still a number of levels to go there's no chance.

Maybe their timeline is ambitious, however I got the update direct from a person actively involved in this project during the last week.

They are planning for technical building completion by the end of November, building handover in December and for logistical purposes to stagger owner settlements, one lot in December before the Xmas/NY holiday break and the reminder to settle after the holiday break during January.

Whether they succeed or not is another matter, but that is their current plan.
