Correct me if I'm wrong, but isn't Walker responsible for developing the tower, car park and retail and the government responsible for the open plaza areas?

Could the landscaping in the new tower/retail render just be generic, even though in the past the render has included the plaza designs we've seen previously?

They're cofunding but I'm not sure who's project managing (Renewal SA, maybe?). Either way, I suspect you're right. The plaza design (or at least masterplan?) was awarded to ARM Architecture/TCL, so this is probably just a marketing image not an actual indication of final look.

It is correct that concept design was undertaken by A-R-M / TCL but the detailed design phase is being undertaken by Aspect / Architectus. If they have gone to the effort to include a different design in a marketing image then I suspect what it shows will be close to what is currently planned (I believe they are about 75% detailed design).

My guess would be they have had to take significant cost saving measures. Pretty common place but you would hope for a location as prominent like this, the government would stump up.

Given his desire for a second tower, I suspect that render of the current plans has been made to have his building look as good as possible, with a very plain plaza so he can point and go "Oh gee whiz, if only the site was more profitable I could spend more on that part..."

That’s a one big hole in the ground! I’m struggling to see how the car park’s going to be ready in time for the new Casino opening though?

How tall is the car park and plaza supposed to be? Tower cranes might not be needed if the site can just be driven in to at every level.

you would have to have temporary ramps to drive to each level so I think they would use tower cranes with at least 5 as shown by X. However 2 of the cranes could remain and be used to work on the office tower.(click on picture for bigger).

An iconic design should be mandatory for this Tower once it goes ahead.

Check out this development underway in South Yarra. This style would be perfect, complimenting the Skycity development, adding that needed height and a shiny new beacon to front the postcard shot/'front face' of the CBD.

The current design has already been signed off, and Walker's comments over the years have revealed a rather antipathetic view of Adelaide as a backwater that doesn't require the effort. It would seem change depends on either the government's heavy hand or the market's invisible one -- that is, a renegotiation of whatever backroom conditions were agreed or a lessee who demands something better to sign on.

Yes, this is a great build in South Yarra but this kind of design would in no way compliment the surrounding heritage elements of Festival Plaza.
