They had some nice plane trees, a species that has shown to be good in our hot and dry conditions, hope they won't stuff this up by planting gum trees (eucalyptus). In that case they should be shot.

But Hayter said excavation works required to replace the damaged paving on the North Terrace footpath could cut through the trees’ roots, potentially killing the trees.

“The first thing we did was say, ‘can we keep these trees?’ and the answer was ‘no you can’t do that’,” Hayter told the meeting.

“When these trees were put in originally, they were just being put in, which is why the pavement is in such poor condition because all the roots are lifting the pavers,” he said.

“If we went in there and excavated to put new paving in we would be potentially cutting all the lateral roots, which would potentially kill the trees.”

Hayter said the footpath would be repaved with granite pavers on a concrete slab, similar to what is already in place along Rundle Mall and the ANZAC Walk on Kintore Avenue, requiring excavation of about 450 to 500-millimetres.
Removing the trees and the streetlight poles would allow planners to increase the width of the North Terrace footpath from 4.5 to 5.6 metres, allowing for a “shared-use” cyclist and pedestrian thoroughfare.

Hayter said the design of the footpath included planting 12, 6.5-metre high semi-mature trees to replace the trees flagged for removal.

According to Hayter, those trees would provide the current level of shade “well within” five years.

On balance, if they lay the paving on a concrete base and look after the new trees and greenery in the next few years this should look better than it did.
It baffles me though that the State Govt./ Renewal SA can act so quickly whilst we're still waiting for Adelaide City Council to start its bits of North Terrace - the section along Ayers House and then between Gawler Place-King William Street. I recall the council first announcing this back in late 2016 when the tramline extension works were signed off.

I'm puzzled by this too - the funding's been allocated, and Gawler-KWS was meant to start around July. Now it's vague 'before Christmas 2019'. https://www.cityofadelaide.com.au/devel ... h-upgrade/

Innovation precinct at Lot Fourteen on North Tce to be rezoned to allow accommodation and tourism

Adelaide’s innovation precinct will be rezoned under a State Government plan that could see a hotel built on the site.

The State Government has moved to rezone Lot Fourteen to potentially allow a boutique hotel and retail outlets on the 7ha site.

Under the latest development, the Government has applied to change the North Tce site’s zoning to mixed use, which would allow for the “transformation” of the area.

Lot Fourteen is currently zoned Institutional (University/Hospital).

A government report said the rezoning would pave the way for the site to be turned into an innovation precinct, with a focus on the “public realm including tourism, hospitality and cultural land use”.

It said a landmark building with a “slender design” to create an “iconic identity and marker for this important site” would be built in its centre.

The maximum height for all buildings would be 53m, with the exception of the landmark building, which could be taller.

A Renewal SA spokeswoman said the primary focus of the development was the creation of employment and business opportunities in the technology sectors of space and defence, cyber security, artificial intelligence and the creative industries.

She declined to answer questions about an accommodation operator earmarked for the site. But she indicated a small-scale operation was being considered. “There are some supporting services envisaged … including small-scale tourist accommodation, which could be provided as the development and neighbourhood population expands, if there is market demand,” the spokeswoman said. “There will be some small-scale food and beverage opportunities to support the neighbourhood and provide amenity for visitors.”

The Advertiser reported in February that Lot Fourteen would have its own “retail street” to support economic activity on the former Royal Adelaide Hospital site.

The Australian Space Agency and an Aboriginal Art and Culture Gallery and International Centre for Tourism Hospitality and Food Studies will be housed at the site.

The total investment in the Lot Fourteen development is expected to be more than $1 billion and 6000 jobs will be created on site when it is finished.

Liberals don't seem to have much of a plan for anything, their main successes have been executing the former Labor governments plans. This is not necessarily a bad thing, and in that respect I am far more impressed by this Liberal government than I thought I would be.

Public transport is their clear failing though.

I thought they had previously announced Le Cordon Bleu school would operate this. Perhaps though after the previous Govt’s saga with Gillman everything may have to go out to open tender first, so it’s all transparent etc?

Got some pictures from North Terrace the other day. The McEwin Building (Space Agency headquarters) is looking pretty nice. Also, demolition of the Outpatients Block is well underway and interestingly, the dumbwaiter system used to transport documents up from the Records Dept. is visible near the top of the lift core (the two silver-grey doors near the top).

Sounds like the plan is for one large iconic building in the centre.
The policy changes recommended by the Minister include:
3.1. Amending the existing Institutional I3 (University Hospital) Zone so that it does not apply to the Lot
Fourteen site and removing reference in that zone to land east of Frome Road and associated land
use policies.
3.2. Introducing a new Mixed Use (Innovation) Zone to the Lot Fourteen site to primarily support education,
research, technology and creative and innovative commercial activities, together with tourism,
hospitality, entertainment, cultural and retail activities. Building heights will be a maximum of 53m and
transition down to zone boundaries and the policies allow for a centrally located, iconic building which
exceeds 53m in height.
