Is this the design that is going to be built?

There was some ambiguity over the materiality (especially colour) in the planning application, but yes, that is the form.

I don't think the form is inconsistent with what's already built, or approved to be built, on North Terrace. So, on that front, it is reasonable enough (faint praise, to be sure). Not every new building will or should be fully sheathed in modern glazing. However, no new building should be cased with the same precast concrete as Dwell, and that is the crucial issue at stake here. We simply don't know yet what the material will be, and SCAP should make approval contingent on proof of a high standard.

Go and check out the threads. You’ll find my disgust there and in many other subpar developments that have been proposed, approved and or gone ahead.

Oh c'mon... Where was this disgust when the student accommodation on Synagogue place went up? Or when the student accommodation on North Terrace next Adelaidean was approved? I'll admit, this design is dogshit but it's no worse than any of the others I mentioned and it's just as visible.
I agree about Dwell's design being terrible and have expressed this previously - it is a miserable design, devoid of any merit and should not have been approved. I think 266 North Tce has at least some slim prospect of looking okay, although I'm not optimistic.

I think if Dwell was painted a darkish colour it would probably be okay, it's also a lot less tall/prominent that than this site too.

So sad to see this monstrosity go ahead.
Truly hope I’ll be eating my words.
It's an appalling design. I'm as supportive of CBD highrise as anyone, but this one definitely should have been rejected by SCAP to save the developer from themselves. Our only hope is that, like other developments, the end result looks nothing like the renders! Even the finest quality facade on earth is not going to make this look good though. And it will of course be the cheapest possible facade the developer can get away with. I don't blame the developer - it's their job to make money. And the architect, paid by the developer, is forced to compromise, so they don't have a lot of choice usually. It's SCAP's job to set a minimum standard and they don't appear to be doing this. It's great that SCAP are supporting CBD density, but there needs to be some limit on what is accepted. Large areas of highly visible precast concrete facade should not be accepted in the CBD, let alone on the most prestigious street in the city. It is very rare for precast to look anything other than terrible. I am extremely supportive of CBD density/highrise, but there has to be a minimum standard for design.

There was disgust. There is disgust all around. It's possible to be disgusted at more than one thing Patrick. It's not hard.
Marmite disgusts me.... So does mouldy bread....

So does the two North Terrace Student Accom developments.

More Synergy Construct signage and fencing has been placed around the site with internal demolition of the heritage building now in full swing.

In this image (bottom left bright lights) you can see behind the facade where they've gutted the old building.

As Ho Really mentioned, you can see right through and little more than the facade remaining now. Workers on site today.

Such a shame overall that a higher end residential development isn't happening here.

I don't know about you but I am sick of all the hate for this development.

SURE it looks basic, and YES it may not suit the North Terrace cultural precinct and FINE it looks like the type of building that has a lot of things to hide (negative things) but aside from all of this,
A quote comes to mind from the wisdom literature of Wiz Khalifa that defines this development...
You know what it is.... black and yellow, black and yellow.

You say everything that's wrong with it then try and say it's ok with an irrelevant quote. You could easily translate that quote as " shit is shit " .
Get on topic and tell us what YOU think is good about it.
