HUNDREDS of local jobs will be created under a multi-million dollar plan to revamp Golden Grove shopping precinct into a residential, retail and entertainment hub, developers say.
Fitch Retail Property Trust bought the Golden Grove Village Shopping Centre from Colonial First State for $100 million last Monday, March 2.
Fitch also owns three neighbouring sites, on the corner of The Golden Way and The Grove Way, which will form part of the development.

The company is working on a five to 10 year plan, including:
*A $160 million five-storey apartment complex on land next to Golden Grove State Swim;
*A pool, tennis courts, gym, cinema, restaurants and specialty shops;
*Extending Golden Grove Village by 15,000sqm, with a new supermarket, department store, restaurants and specialty shops;
*A three-storey car park for bus commuters at the park and ride site; and
*A pedestrian overpass on The Golden Way, to link the apartments and shopping centre.

Project manager Brian Carr said now that the overall sites were owned by a sole developer, it would be easier to get the project off the ground.
``Hundreds of jobs will be created out of this from retail and construction,’’ Mr Carr said.
``It will be a mixed-use, transit orientated development ... servicing the area with resort-style living, more restaurants, shops and entertainment.
``It will be much easier for the (Tea Tree Gully) Council and State Government to work with one land controller to bring about the most effective village.’’

Fitch managing director David Fitch said the company would work with the council, community groups and the government to ensure the development was a balance between ``commercial and community interests’’.
``There’s been an under supply of entertainment and leisure facilities in the area because of its location out of the city, but this will provide all those facilities locally,’’ he said.
The company hopes to finish the master plan by the end of the year, with a view to start work by the middle of 2010.
Gully Mayor Miriam Smith said the new development was ``refreshing’’ for the area’s retail precinct.
``Certainly there’s a need for more retail in that area and the council has researched that,’’ she said.
``I think having sole ownership up there will streamline things better and our community can only benefit from it.’’

In 1991, Golden Grove Village had only 2 supermarkets (Woolworths & Franklins) until 2001, an extension was built with a Big W & bigger Frankins (later Foodland).

I like the notion of some much needed density in the north, but the render does not inspire me with confidence. I dislike:
- The blank box look of the podium, no features whatsoever
- The way the building is seperated from the street
And most of all:
- The pedestrian overpass. There no shortage of existing pedestrian crossings in the area and it'll only serve to further isolate the development from the area around it. Please no! "Lets take any chance of street activity, box it up and hide it from the public" :cry:

Canberra is pulling down at least some of its sky bridges because they're a ghastly mark on the landscape. :?

Then again, this is Golden Grove. Despite the title of "worlds best address" it is an utterly boring place. It is indistinguishable from any other contemporary suburb anywhere else in outer-suburban Australia. To expect a high standard of community design here will ultimately lead to disappointment, IMO.

I do like:
- The fact that it is some decent density outside the city or Glenelg
- It'll get rid of some of the swathes of wasted land in the area.
- It's close to shops and has half decent transport. How long until someone suggests something to do with extending/converting/replacing/whatever the O-Bahn?

It's good, but not great. Then again, it's a tiny render with scarce details so I might be incredibly wrong!

I wonder how TTG council will react?

Estimated completion should be in 2012, just in time for GGV's 20th anniversary... :roll:
Part of Golden Way median strip next to the former Red Rooster has been modified. Has anyone checked yet?

I can't wait for this bloody drought to go away. I want to see green lawns and sprinklers again.

Think of all the kids who have been deprived of running under and around sprinklers on green lawn. They dont know what they've missed out on.

Might have to wait a long time, it's quite possible that the current dryness is actually the usual state and that the extra water available a few years ago was the anomaly.

Ummm I'm only guessing here but I'd say that photo was taken on a clear day in winter or the beginning of Spring???? Notice the hills in the background are green too, thats not because of irrigation.
