Hi Deq, welcome to the S-A forum. Hoping you can share with us your lessons learned as you proceed with this development application. $10m+ for 8 residences is quite expensive! The Deq wrote:Thanks for your support on the Deq! We believe The Deq will be an iconic building that has "real" architectural merit and will be reviewed and discussed by many design students. Unfortunately, there are a small number of people that have the ability to decide what is appropriate for this site; we disagree with their views with regards to design, surrounds and land use (in terms of residential living). There will only be 8 residencies in this building as opposed to ???????????????????????? next door. Also, it will be an extremely expensive building to construct compared to surrounding ones; >10m in not out of the question.
We will continue moving forward and show the appropriate authorities the merits of The Deq.

Opportunity is missed by most people because it is dressed in overalls and looks like work.
Re: #REJ - The Deq - 7 levels - Kent Town
Waynos advice regarding "earthy tones" could have assisted our application just as showing our extensive street scape gardens would have helped. The hardest issue to deal with is the uncertainty with the planning approval process of what DAP considers an appropriate development. We have worked with Council planners from Day 1 and believed (just as they did) we met all appropriate criteria but to be told that The Deq has merit but the site is not suitable to residential living; appears fascicle. The last time I drove down Capper St, Parade West and back up Rundle the majority of dwellenigs appeared to be residential in nature! With regards to construction cost; this building is a non stadard design and will cost significantly more than the standard square buildings that are usually built. A true developer (which we are not) would not consider this project because the margins would be far too low than a traditional build and the approval process less demanding on time and $$$$$$$$. Unfortunately in this case, we would have been better served if we proposed a 'boxed" scaled down development with double the amount of dwelling that is drab as its current surrounds. Quality design is not made easy in Adelaide and South Australia because of the enormous compliace cost and uncertainty in the process.
Finally, there are a number of persons in this process that need to get a reality check and stop grandstanding.

What's all this about grandstands and the eastern suburbs? Got me excited for a minute

I always wondered why Adelaide never had any building like this, now I know.
Its a shame, would have been nice to have something that isn't square and concrete.

Ruling clears The Deq
Sarah Martin
Adelaide firm DC Architecture will develop an exclusive "space age" apartment building on Dequetteville Terrace, after successfully appealing a council ruling against it.
The $12 million building, known as The Deq, will have a penthouse and six high-end apartments tipped to sell for between $2.5 million and $5 million each.
The building, proposed for the site to the south of the Kent Town Brewery apartments, has a curved glass front which has been likened to the Guggenheim Museum in New York.
DC Architecture principal Damien Campagnaro said the "impressive" building would raise the bar for architectural design in the city.
"The brief for this building was for a new residential address in Adelaide that stands out from the rest, an iconic building, and I hope we will achieve that", he said.
"This building will give other architects confidence in the state by showing that interesting developments can happen here, so they don't leave for other states".
The businessman behind the development, who did not want to be named, said he wanted to build something with "style". "We have tested the boundaries and the council has been brave enough to allow it through in the end. I think they will be delighted when it is actually up", he said. The Norwood, Payneham and St Peters council had rejected the proposal in July.

Great result, good to see sanity prevail.
With luck we'll see more of this style of building, now the councils are going to be hard pressed to reject them.

Good luck finding a lot of people who can afford to live in them.fabricator wrote:Great result, good to see sanity prevail.

Top deq apartment living
by Adam Todd
NEW LOOK: An artist's impression of the Dequetteville Tce apartment proposal.
IT LOOKS a bit like a space ship, has been likened to the Guggenheim Museum in New York, and is set to become Adelaide’s most expensive apartment complex.
With its curved glass front, the five-storey $12 million development known as Deq Living will be on Dequetteville Tce, Kent Town, south of the Kent Town Brewery apartments.
The foundations haven’t been laid and the building won’t be finished until the end of 2011, but real estate agency Toop & Toop has just released the property onto the market to gauge preliminary interest.
“We’ve put it out there really as a teaser, just to let people know what’s coming,” agent John Williams said.
Deq Living features two apartments, two penthouses and one luxury rooftop penthouse tipped to sell for between $2.5 million and $5 million each.
Mr Williams said no expense was being spared, including Carrara marble floors throughout.
“I think it’s more (dollars) per square metre than any apartment building that’s ever been built in Adelaide.”
The building was twice knocked back by Norwood, Payneham & St Peters Council, in July and August last year, as it did not believe it fitted the historic local character.
However, the council decision was overturned on appeal by the Environment, Resources and Development Court in November.
An existing building on the site is expected to be demolished in July or August, paving the way for a 16-month build time.

According to that artist impression, looks like it will be built in North Adelaide!
