This one is now on public consultation.

More info:

The development encompassess the site at 58-78 Franklin Street.

The development is being developed by Kyren, and the architect is Cheesman Architects.

The office tower:

*19 levels
*67m to top of roof and 73m to top of structure
*26 900sqm2 of office space
*1 basement level with 28 carparks


The residential tower:

*16 levels
*59.5m to top of structure
*95 apartments (62 x 1 bedroom; 24 x 2 bedroom; 9 x 3 bedroom)
*460 sqm2 of retail space on the ground floor, fronting both Franklin Street and Young Street


Both buildings have a floor-to-floor height of 3.75m, and are aiming for a 4.5-5 star green rating.

The facade materials for both buildings are concrete, steel and glass.

Interesting that the Franklin St elevation that Will posted shows it next to the not-coming-anytime-soon 18-storey mixed use tower, rather than the carpark that's actually going to be there.

Re the carpark - So sad!! :( Love the frontage though. Iknow I'm not similar to many others re design. (probably due to age and associated experiences).Funny how many larger and higher bldgs are being built closer towards the airport when flight paths and airport proximity would suggest lower bldgs are needed - conversely higher to the east of Pulteney.

pleaseeeee, we have so many talented, young architects, WHY is stuff like this allowed?
franklin street is already a blight on the Adelaide landscape...the latest 4 proposals on the street all look more or less identical, this, the old telstra exchange site, the latest city central development and the truscotts development. it's just pathetic to be honest.

Maybe this style of building is associated with the green star rating or something. I have noticed that alot of buildings of late have high green star ratings, but look like bland boxes.

Maybe if we designate Franklin St to be "glass box alley", we can free the rest of the city from that burden and produce more interesting architecture elsewhere.

I think it is unfair to blame the architects for these bland designs. Our architects have shown in other examples to be quite talented, however being architects they have to design within the confines placed on them by their clients and by the ACC development plan.

If developers place profits ahead of good design, if potential clients continue to lease the cheapest office space, instead of the most stylish, and if the ACC continues to maintain its development plan which is condusive to the erection of bland glass boxes, then this is what will continue to be churned out.

Sorry, but that building is fucking terrible.
Conservative, bland and boring as hell. How many more generic glass boxes does Adelaide need?
Splash of red or not - same shit, different smell. So, so frustrating.

i actually like it, and think it looks a lot nicer than Altitude up the street. but then again i like the city central developments too (i prefer glass to precast walls).

it's not too different from Conservatory at Hindmarsh (car park, glass office block, and glass and balcony residential part), except rather than all being in one tower, it is side by side.

love the mix of commercial and residential too. means there will be people around day and night.
