Whoa... steel I-beams. No expense spared I see. It looks like they've put more work into that render than they have the facade.

for a moment there i thought that was what the site used to look like with some ugly thing built in the 60s/70s (no wonder they demolished it) :roll:

seriously, I know so many architects - none of which would even contemplate that rubbish....hence them not getting the jobs obviously.

It looks fine. If it does have that nice bronze reflective glass, brilliant!

It's a nice little density filler in my opinion.

I agree, it's fine. Not every building needs to be an icon. It's just a little dissappointing watching while almost every building going up looks like a cloned density filler when in my experience it's not that expensive to introduce a few unique architectural details on a facade to lift it a bit. Moreover this one's out on it's own a bit until more buildings go up around it (10 years?) so it'll stick out more than if it were in Waymouth Street for instance.

End of the day though I'd prefer to have it than not.

It's not too bad (not great, but not bad), but I don't think I like the floor of grills on level 6.

From the pdf they say it is for plant, allowing the building to "breath in and out". Sounds like they needed ventilation for the carpark, otherwise they would have put the plant on the roof. This is going to stand out given it is the full length of the southern side of the building.

At LAST....COVERED carpark (UGLY, UGLY - like half completed dark cavernous buildings otherwise). Looks half decent in office office block style - with awning too - what a bonus. :D :D . Will impact Wakefield St. The mid high rise part of the CBD is spreading!

The DAP are recomending this proposal is approved subject to a few conditions at Mondays meeting.

A few contradictory piecies of information in the new proposal. the applicant is saying the office development has stalled due to lack of finance but they want to build a larger office building now?

As part of the application they have said until they secure finance/leasing they want to seal the section in front of the carpark and.... turn it into a carpark...

the council has flat out said they do not support this and recommend the DAC approve the amended design EXCLUDING the application for the temporary carpark as they are worried this will set a precedant.

I wholeheartedly agree and hope the DAC do not approve the carparking aspect.

To have problems financing a project and at the same time wanting to make it larger (taller) is not necessarily contradictory. Assuming that it is on the same footprint, a larger project should return a lower cost per unit (e.g. cost of land and services shared between more tenants) thus making the development more profitable/attractive = easier to finance. Like you I hope that we don't get another car park in front of a car park.

The building will probably look quite nice when it's brand new, if they aren't really strict on maintaining the facade though it's going to look really bad really quickly.

I think it would look better if they could just remove the i-beams in the middle level, so that the top half floats above the bottom half. It would at least give it some interest. (It's something I wish they did with 400 KWS too)
