Just thinking about distance betwen buses. Surely the buses can run closer than they would on a freeway even. It would be interesting to see also if it was part of a multi site deal, that all other sites don't have very small value attributed to them and this one site now has a very large value.

I think it looks fine. Not every building is going to be a masterpiece, otherwise costs will be out of control and no one will be able to afford to use these buildings.
