Re: Petrol Station Owners

There is a Carl Juniors being built now at West Lakes on Turner Drive [opp. side McDonalds] near where the new Sportsbar called Mosaic is being renovated.

[COM] Re: 11 Frome Street | 138m | 37 Levels | Crowne Plaza / Adelaidean | New tallest

I make no comment on this specific building [as I don't know] but to balance the argument, the cost saving of a developer doing the build themselves rather than engaging say a commercial tier 1 builder may be the difference of say $30m and that may be the profit, the difference about making a projec...

Re: SA Economy

Yes on one hand they announce big infrastructure spending etc and then on the other they increase taxes and cut services etc. So give with one hand and take with the other. Probably most Govt's & both sides will do the same though.

Re: SA Economy

While I agree it would be great to entice new companies to SA and Australia with free or subsidised land, I doubt our labour costs (and cost to manufacture anything) could compete with China or India. Not that I could recommend it but can you ever see workers/unions accepting wages of say $2 day? I ...

[COM] Re: Armada Arndale (Redevelopment) | $200m

I would say the ones that have closed ie Coles Arndale are due to either their limited size footprint (their new shops are 3500 sqm or more) or poor trading figures relative to other stores ie Woolworths Harbourtown. TorrensSA, do you blame them if they aren’t working that they close them down and i...

Anyone know what the ground level buildings will be? They look like commercial developments.

Re: News & Discussion: Adelaide Airport & Airlines

Actually I expect whoever takes over/buys it will keep the name Virgin. I mean it has strong existing goodwill and a strong national and international brand. The $10m-$15m licensing fee [which maybe re-negotiated lower] is a really tiny cost relative to the overall revenue and its former $5-7 billio...

[COM] Re: Renaissance Arcade | 132m | 40 Levels | Realm Apartments

I would expect the rental return/investment yield per sqm would be higher for student accom. and the sqm rate lower to purchase than luxury apartments. However this may be negated by the difference in capital growth.

Can I ask have you seen photos [or will they send them] so you can see how the apartment has turned out? And if you get any photos of the pool, common areas etc maybe you can post them?

[U/C] Re: Festival Plaza Redevelopment | $800 million

While I agree with your points the reality is that all the buildings there have been built at very different times throughout history. The buildings you mention are built and reflect the 1900s, 1970, 1980s, 1990s, 2020 etc. Combine this with different owners/stakeholders all with different agendas a...

[PRO] Re: Corner of Colley Terrace & Jetty Road | 28m | 7 levels | Hotel

While down Jetty Rd I agree 6-7 storeys is enough, this site being also on Colley Tce and facing the beach could/should be 10-12 storeys as per the building next door. Plus the motel is only 32 rooms which is quite small. Ideally doing 60 rooms (and maybe adding an infinity pool) would have made the...

Re: News & Discussion: Adelaide Metro Trains

What I am sick of the endless studies, reports, consultation etc and then in the end nothing happens anyway. ...or if it does it takes many years. However Adelink did have a very thorough analysis of the 5 routes/options but in the end issues like - the business case didn't stack up/not enough patro...

Re: News & Discussion: Adelaide Airport & Airlines

I think the problem in the end is that Virgin don’t own the planes anyway as they are all leased. So I can’t see how legally the airports can seize or hold them.

Yes they could have worked together & agree with your vision of a main podium stretching along the riverbank etc. Its just that it has taken them this long just to agree/move forward despite each having quite separate buildings areas. So I’m thinking, imagine how long it could take to get their init...

[U/C] Re: Festival Plaza Redevelopment | $800 million

Yes while I agree I am wondering if factors like a massive 5 storey underground carpark, the water table, being close to a river were also engineering issues that dictated the different levels and how it all turned out. Add that to a hotch-potch of different stakeholders all with different needs/age...
