They got bought out 7 years ago and the property developer has been sitting on it letting them run the place until they needed the land, long time coming

Was aware that there was a changing of hands 8 years ago or so and the Greenhills park management had been leasing it on an annual basis, I read in an article from when they first announced that this was their last season that rising utility costs were pushing them to the point of being unable to turn a profit anyway - so it works out well for them.

The days of adventure parks are seemingly over.

I'd heard about this a while back, figured it had been scraped, it had been so long.

I've also heard Aldi planned to build further north on Adelaide Road.
Looking forward to a free-flowing Adelaide!

A new six-storey hotel at Victor Harbor – backed by an international chain – will drive a surge in tourism for the region, its owners say.

A $40 million, six-storey hotel building overlooking the bay at Victor Harbor will help draw tourists to the area for longer and provide a much-needed shot in the arm for local businesses, its proponents say.

Anchorage Hotel owner Greg Phillips has lodged plans with Victor Harbor Council for the complex, which if approved, will sit alongside the State Heritage-listed pub on Flinders Pde.

The four-and-a-half-star complex includes 126 rooms, five two-storey apartments, to be sold to private buyers and a conference area with room for 400 people.

It will be managed by international hotel chain Wyndham. Mr Phillips expects the development to be a “game changer” for Victor Harbor, where businesses often suffer a strong trade downturn during the cooler months.

“We get three or four months of very good trade and the rest of the year is just hanging on for survival,” he told The Advertiser.

“If we can get people to stay down there instead of Adelaide, all the businesses will benefit from that.”

The plans also include refurbishments to the existing Anchorage Hotel and a new multistorey, 266-space carpark.

A footbridge will link the hotel and carpark, with parks also available to the public to ease a lack of spaces in town.

The footbridge will rise over the SteamRanger Heritage Railway line.

Mr Phillips said addressing the seasonal trade at Victor Harbor was key to the business’s plans.

“We’ve had the Anchorage Hotel for about 18 years and we had growth for the first 14 or 15 years, then it just plateaued,” he said.

“I wanted to attract an international hotel group into Victor – they can reach into markets we can’t reach into. It will make the hotel a destination hotel.

“The conference centre is also a massive attraction to bring businesses in.” The project will create work for 217 people during construction and 112 people would work there after it is complete.

The business expects the project to inject $12.4 million into the regional economy each year.

Mr Phillips hopes it will make Victor Harbor the focus for tourists keen to explore the South Coast and Coorong.

“International tourists traditionally stay in Adelaide and go down for the day – they don’t use Victor Harbor as a base,” he said.

Victor Harbor Council is expected to release the plans for public consultation within about a fortnight.

Mayor Moira Jenkins said locals had so far been supportive of the plans. “The community see that the development is going to create long-term jobs both during the development and afterwards,” Dr Jenkins said.

“These jobs will include traineeships and apprenticeships and jobs for young people around the South Coast.”

4-storey Victor Harbor apartment complex targets Chinese visitors through educational camps

A four-storey, $5 million apartment complex at Victor Harbor will target the Chinese market – particularly those with children looking to attend local schools and universities.

John Van Diermen and his Chinese partner Feng Liang set up Australian Postcards to run educational “camps” for Chinese students travelling to South Australia during their school holidays.

The company’s proposal to build a complex with 13 apartments above the ground floor, which will feature a restaurant and two coffee shops or cafes, is under assessment at Victor Harbor Council.

If approved, the development will replace four vacant blocks on Flinders Parade, which overlooks Victor Harbor.

Mr Van Diermen said the company had a new partnership with Victor Harbor’s Investigator College to host Chinese students, who were staying at existing accommodation on the South Coast until the new complex was built.

While students are at the school, parents will learn more about local tertiary education institutions and high schools and tour the region, he said.

“They’re not going to send their children here to study on a longer-term basis if they haven’t seen it beforehand,” Mr Van Diermen said.

“Adelaide has just got direct flights from China and the market is increasing.”

The business plans to hire out the accommodation to other visitors while it’s not being used for educational camps.
It will include apartments on the first and second floors, and three penthouses on the top floor.

Victor Harbor’s development panel recently considered the company’s application and asked it to increase its parking spaces before deciding on its future.

Mr Van Diermen hopes work on the project will begin before Christmas.

Earlier this month The Advertiser revealed plans for a $40 million, six-storey hotel building overlooking the bay at Victor Harbor, also on Flinders Parade, to help draw tourists to the area for longer.

A developer has successfully rezoned land from primary to commercial on the corner of Belvidere Road and the Sturt Highway.
A proposed Nuriootpa Service Centre is one step closer, with the corner of Belvidere Road and the Sturt Highway successfully rezoned to accomodate a large highway service station.

The City of Victor Harbor is moving full steam ahead with reinvigorating the Mainstreet Precinct, with Coral Street, Flinders Parade and Soldiers Memorial Gardens undergoing great change and next is the Railway Precinct on Railway Terrace.

The vision of a revitalised Railway Precinct is another step closer with the City of Victor Harbor revealing the appointment of South Australian business SGP Civil as the successful civil contractor for the Railway Plaza redevelopment.

In 2019, landscape architecture consultancy, Oxigen, completed a comprehensive consultation phase on the Railway Terrace and Station area design project. The $4.6 million redevelopment of the Railway Terrace and Station area will showcase Victor Harbor's heritage listed buildings and the Moreton Bay fig trees.

It aims to create a vibrant, high-use and accessible community space that can transform to host festivals and events as an addition to and alongside Warland Reserve.


SHOVEL READY: City of Victor Harbor Mayor Moira Jenkins at the historic Railway Precinct which will receive a $4.6 million makeover.


In June 2020, Council was awarded $2.3 million through the State Government's Places for People grant.

Places for People grant funding requires a construction start date of September 2020, meaning tight time frames need to be met. The construction phase is expected to take approximately six months to complete.


The budget for the project includes $130,000 for public art, with 50 per cent of this provided by Places for People funding under the grant.

Chief Executive Officer Victoria MacKirdy said the South Australian company showed significant civil engineering experience and met the council's intended timeframe and method of project delivery.

"SGP Civil are a young and vibrant civil engineering company supporting South Australia's current infrastructure investment. Council is thrilled to have their civil experience on board and highly value their commitment to community and stakeholder engagement to support our local businesses during the construction process," Ms MacKirdy said.

SGP Civil's Director Scott Maher said that the company was excited to be named as the successful civil contractor and to work alongside the City of Victor Harbor to deliver a successful project.
