Would be great to see something on this prominent site, to cover up the car park and to give some street life to a very dead section of footpath.

This was first proposed way back in 2007. I've not known a building to come back from the dead after six years?

an extension of time has been requested to the DAC according to their minutes they are unsure as they belive it might be best to refuse as its been extended too many times and the planning height limits have significantly changed since this was first proposed.

Went past this site earlier today. There's a 'new boutique office' sign out front of the car park portion of the site. Anyone know when it was erected? Google Maps (Apr 2013) does not include the sign.

Is this sign indeed a sign?
Opportunity is missed by most people because it is dressed in overalls and looks like work.

Doubt it - walk past this site maybe once a month, sign has been here for quite a while 1-1.5 yrs (can't remember exactly). Remember seeing it advertised on one of commercial property websites when sign went up, don't think its there anymore... not holding out much hope.

ASX-listed property group Centuria has secured tenants for a new $40m office building in Adelaide, with construction set to start next month.

Centuria will begin construction of a new $40m office building in the Adelaide CBD next month after securing tenant pre-commitments for more than half of the available floor-space.

The six-storey building, to be built in front of the Wilson carpark on Wyatt St, will comprise of 4600sq m of A-grade office space, a rooftop garden, retail areas and end-of-trip facilities.

Engineering firm Wallbridge Gilbert Aztec will occupy the three lower floors of the building as an anchor tenant, while other tenants secured for the development include construction firm Hindmarsh.

A total of 55 per cent of the building’s net lettable area has been leased prior to construction, with a five-year weighted average lease expiry.

The launch of the project comes hot on the heels of Centuria’s $62.75m acquisition of a state government-leased office building on Nile St in Port Adelaide.

Centuria head of development Andre Bali said the heightened level of investment reflected a renewed confidence in the Adelaide property market.

“It’s only a small market but it’s a market that we’ve always been supportive of - it’s an area that we feel maybe hasn’t had the attention that it could have,” he said.

“We believe in the market, we believe the market’s strong and we think it’s getting stronger.”

Centuria took over the Wyatt St site in 2019 as part of an $127m acquisition incorporating the adjacent office building at 80 Flinders St.

The property group has secured development approval for the new office development, which is targeting 5-Star Green Star and 5-Star NABERS energy ratings.

Hindmarsh Constructions will begin work on-site next month, with completion expected late next year.

Mr Bali said flexibility, environmental sustainability and high quality staff amenities were becoming increasingly important in new office developments in the wake of Covid-19 and the shift in work patterns.

“We’ve built into the design a lot more ability for tenants to change their internal environments as their business changes,” he said.
“The building itself has a high degree of amenity with end-of-trip facilities, we’ve got a really good rooftop terrace where people can break away and get space that’s outside, we’ve got openable windows through the whole building - things like that have become pretty important.”

Despite the challenges facing CBD landlords as more office workers choose to spend more of their time working from home, Mr Bali believes offices will continue to play an important role for most businesses.

“To have a desk and somewhere you know you can go to work is still going to be important - whether you end up sharing that space with other people, the idea of activity based working is something that’s certainly getting a lot more traction in the market at the moment,” he said.

“And creating some other public amenity within the office environment is important too - breakout spaces, kitchens, having rooms where people can meet informally and formally - the shift has been spending more time and effort on those sorts of spaces and less on the actual desk or work-space.”

Centuria is one of the biggest commercial landlords in South Australia, overseeing a $750m portfolio of office buildings, industrial facilities, retail centres, rural properties, childcare centres and healthcare facilities.

Mr Bali said the group was actively looking for more opportunities to invest in the state, with several healthcare projects in the pipeline.

CBRE’s Andrew Bahr and JLL’s Tom Budarick have been appointed to market the remaining office space in the Wyatt St development.

Happy with this. Design looks pretty good and it covers up another carpark from the street. Hopefully the Kyren proposal for Franklin Street eventually gets up and covers up that carpark too.

Yeah nice little surprise development, elegant design in the core CBD and found a few tenants too. Good result.

I do think the older proposal from 2008 was much nicer than this new one, I'm pretty over the randomly placed pods trend.

As mentioned above demolition has commenced - could not get into Wyatt St over weekend, Main builder is James Hindmarsh.
