I think you'll find Nuvo is here (where the A is, on the corner of Angas and Gunson St). So it's actually even closer (3 doors in fact) to the housing trust homes.
I'm guessing that cityscape photo is meant to show the view from the penthouse, not a shot of where it will be.

You're dead right. 'Location: Rexel Aust, 154 Angas Street, ADELAIDE SA 5000'. I can't read. That's a former GE office/warehouse.

I was wondering how Karidis had managed to put together the site previously marked in yellow.

That other site, cnr Flinders and Pulteney, is not too bad, though. Two deco buildings, but a really good design might get up. Something of the quality of the Telstra Building, the fire station or even, I suppose, the former Finlayson's lawyers building.

And what about Yorke Motors and the big rusty shed to its west - NW cnr of Angas and Pulteney Sts. I thought I heard of a proposal for that site?

This proposal will come before the state government DAC on December 15.

The DAC is expected to DEFER this proposal, so that the developer can address the following shortcomings of the proposal.

*Of the 132 apartments proposed, only 18 conform to the minimum size requirements as specified by the development plan. In fact some are up to 24% smaller than what the plan requires.

*the size of the balconies are significantly smaller than what the development plan requires

*the setbacks on the balconies on the eastern facade of the building are too close to the property boundary.

*the design of the terrace on level 2 allows for significant overlooking into neighbouring properties.

*the vehicle entry to the building is 4 lanes (14 metres wide). this is beleived to impact on the pedestrian amenity of Gunson Street.

*the proposed waste storage area for the development is smaller than what would be expected for a development of its size.

*an acoustic report was not submitted with the DA

*The proposed water-tank is considered too small

*the development does not include sufficient green features

Finally a positive sign that we can indeed rely on the State Government DAC to assess applications and hold developers to account towards better standards and quality of design. I believe that, yes they do have a very pro-development stance as they have deferred the decision to allow the developer a second chance, as I believe all should be able to. It is a good proposal, but that does not mean it is the best proposal, and we should be looking to achieve fairness and equity to all stakeholders involved, not just the dollar signs in the developer's eyes.

It also appears lately that some proposals of late also seem to be jumping the gun over permissable design guidelines ahead of the Adelaide City Council's development plan review. Whilst I agree that elements of the development plan could do with some modification, as it stands right now, is what the developers should be abiding by until those changes are made. The cart should not come before the horse, and daresay if they press the ACC too much on these issues, it may end up having a less-than-desirable outcome of the review, as the ACC will likely respond defensively, rather than proactively.

Great. So we're going to see another sleepy retirement complex erected in the place of an existing thriving local Arts hub. Forget the fact that you have an empty parking lot on the opposite side of Angas Street (cnr Pulteney Street), and another parking lot and an empty building sitting on a large allotment just west from the OTR; let's build this crap on an already productive site!

Don't be daft. It's inconvenient but not a death sentence for The Mill. They've brought life a vacant low-grade commercial space; there are many more they can revive. It's all well and good to point out the empty lot across the road, but that's not what the developer owns. More residents is a Good Thing for the city, even retirees, who are more likely to spend more locally. It's just a shame the design is bog standard.

Agreed, there is little that this developer can do about sites that it doesn't own. That said, it is a source of continual frustration to me that we have so many prime sites in the city centre that are tied up with unsightly and unproductive land uses that project an image of economic stagnation. Open air car parks, like the one on the Pultney/Angas corner or even worse, completely vacant lots like the big ones on Gouger St west and on Sturt St (former Mayfield site) are a blight on the city. Land speculators who sit on prime sites like these for decades with no intention of doing anything productive with with them do not deserve to own them. The council should adjust its rates policy to heavily penalise this kind of behaviour so that these speculators offload these properties to owners who actually plan to do something with them.
