I’m real.
I’m real because I’ve spent the last oh I don’t know ten to fifteen years looking forward to the change and development this city has been longing for, only to see a lot absolute crap get built.

Adelaide isn’t a city where a bad development is hidden by many good ones or a one where it’ll be demolished in 10/15 years. We have these ugly boxes for a very long time.

All I ask is that those approving the proposals need to ensure that a certain bar is met for quality.
Something like this for example doesn’t have to be redesigned but the quality of the finishes need to be at a certain level to make this even okay and let’s be real that isn’t going to happen, given our track record. It’s not the worst certainly but if you think this is acceptable, and on our most prominent CBD corridor, then that’s on you.

It’s just my opinion, I’m not going to sit there and sugar coat. I’ve learnt over the years to see past the renders and visualise what something like this will actually look like.

I love Adelaide and new development, despite all the crap, it still gets me excited. I’m always delighted to be proven wrong.
I think in the case of this development, it just appears painted concrete and glass. Not a world beater, but the combination isn't actually all that easy to fuck up. I think the downside is covered here.

I agree. This is a simple but well-articulated and reasonable proposal for much needed residential development in the city centre. At least it's not another sheer expanse of precast concrete. I've made the comparison before when talking about the Forme projects, but most of the condos in a city like Vancouver are similarly average and nobody shits on it because at least the place is lively.

What do you think the northern facade will be?

Valid fear. With the size of the site I wouldn't expect any fenestration, though I do think our development plan should require some interest or public art to be incorporated into any visible blank face (there's only a vague imperative to consider buildings 'in the round') even if there's the expectation something will eventually be built to block it.

Considering the history of this site, i'd think it more likely that the site owner is increasing the land value by attaching a permit. That's my answer of what I think the facade "will" be. If it goes ahead, well, probably a blank ass wall...

A blank arse wall that will be visible from King William st.
Last decade we got all excited about all these developments. This decade we need to take that momentum and ensure what is getting built is of a standard.
You should be able to look at this from the renders now and know it won’t be any type of decent. We’ve been here so many times before.

I must be in a NIMBY mood today. This one should also be rejected on the basis that it is an overdevelopment of such a constrained site. Not to mention the blank walls, shoebox apartments, poor visual amenity.

The blank walls on this one are pretty blegh (professional planning term). The poor renders don't make the building look any better either. The materials under PC1 and PC2 could be interesting, but I don't hold out much hope.

Big sales sign on site now.

It's called Avanti.

I'm confused what it is though. Its like a serviced apartment that you can buy as an investment I think. Reminds me of the Sky concept which fell through previously. The marketing on the website includes a fake city background, not of Adelaide so it doesn't look like much money has been put into the marketing or its an interstate/overseas team.

Look who is working / advising / wheeling dealing behind the scenes at 399 KWS development with the developer .....good old Adelaide bankruptee and scammer Mr Sam Salvatore Sgherza!!! After his TPI residential development site was wound up in July 2018 owing $4.65m + owing $$$ subbies consultants and others + withdrawing $245,000 from the holding account to himself he's back!!! (unofficially) with Festival State Building Group Lou DeRosa.
One would have to think twice about buying into this development.

The floorplan appears to show each unit has two bathrooms and one bedroom? (and a combined meals/kitchenette/loungeroom)

How can they be selling the apartments if the project still hasn't been approved?
