THE architect behind new plans for Adelaide's tallest building fears they could be knocked on the head because of the city's conservative approach to city planning.
Fred Phillis and Melbourne-based architect Robert Caulfield are in the early stages of designing a building that could dwarf the city's tallest building, Westpac House which stands at 132 metres.
"It will certainly push the limit and it's in response to the Premier's push for population growth in the CBD," Mr Phillis said.
"It's a very exciting project for us and for the city of Adelaide."
But asked how likely it was the building would be approved at such a height, Mr Phillis lacked confidence.
"Probably not because Adelaide is verging on conservatism and we've go to get it past the Government Architect, the Development Assessment Commission (DAC) and council so it's a daunting task," he said.
"Adelaide has been considered by other states like a circus tent looking down from Westpac House and fanning out."
"But there is no reason for this because the development plan allows the same limits as Westpac House across the city."
Final plans for the tower, which could house more than 400 affordable apartments, are expected to be lodged with DAC in the next two months.

So the architects have basically said they are designing a building that will more than likely not be approved.

Interesting, but if recent history is anything to go by, the hurdle won't be getting approval but the developer actually proceeding. Just have a look at the progress of 123 Flinders and Palladio... (not to mention our old friend, Spire.)

It's from the Australian...I also did a quick google search of Fred Phillis...turns out he was behind the design of the failed Freedom Apartments on Grote Street. Hopefully this new building, if it ever eventuates.[Shuz] wrote:Source?

Why do people constantly blame the height restrictions when the reason most developments do not go ahead is due to the market?

Nice way for them to endear themselves to the authorities before they've even made an application btw. If it's a bit of reverse psychology on the other hand, I'm not sure it'll work.

The council doesn't have the powers and the State Government has shown full support for high rise developments in the CBD over the past couple of years.
The things to be more worried about is CASA and is there enough demand for a proposal like this. I personally don't have much faith in the design considering they were behind Freedom Apartments and plan on offering 400 affordable apartments.

The concept of affordable housing and 132 meters doesn't quite match, as we all know that the taller the building is, the more cost per sqm it is.

IIRC, the Freedom apartments were to be student accommodation, not affordable housing.
