So is a "student hostel" with common bathroom and kitchen roughly equivalent to the city apartment version of a four-bedroom house in the suburbs? If the bottom falls out of the student market, can these large student buildings be sold/leased as homes for families instead?
As I understand most of the student accommodation can't be used for normal residential, they are too small and get approval by using the specialist "student accommodation" category

Page 33 of the submission shows all the intended floorplans and also has one called "future adaptability" that suggests the internals can be redone to provide two apartments per level.each of 100 square metres and three bedrooms. Presumably the walls to the lift core are permanent but all the walls inside each cluster/pod are removable. There would be a lot of flexibility for internal design of an apartment as there would be so much redundant plumbing.

It's not clear they have even done one actual apartment layout to demonstrate how it would work. How does 100 square metres compare to other highrise apartments?

100sqm for a city apartment is absolutely huge

100sqm for a city apartment is absolutely huge
If I was the developer, I'd consider making the top of the building configured that way as it is built. Five floors of penthouse apartments 100m above North Terrace would still be premium apartments even if the downstairs neighbours are students.

Huge maybe, but the complete lack of even a small outdoor space would presumably be a turn off for many buyers, as would the relative lack of natural light compared to most new CBD apartments.

I hereby declare this project the ugliest building in Adelaide.

Atira on Waymouth had a good run for 4 or so years.

What an absolute shocker this is. The state planning commission should hang their heads in shame.

My understanding from the original approval was that the breakout areas at levels 12, 23 and 32 (roof) were to be fully glazed. This was key to breaking up vertical massing and was pointedly mentioned by the government architect. Did SCAP approve a variance or is the developer sneaking into the build something at odds with their approval?

Given the building's height and location, I think the developers should be facing some repercussions from SCAP over the quality of this build. It's fucking appalling, completely unredeemable. The pictures on this thread don't even fully capture how bad it looks in the flesh.

Im not currently in ADL so reading this breaks my heart. What a(nother) blight upon out skyline. I’m fearful out CBD will only end up with more of this quality, unless something is done to prevent it.

I always reserve judgement of a building’s look until it is completely finished, and I’ll be interested to compare the end result with this 35 storey building currently going up in Perth, to see who wins “bunker of the year”! 🤣🤣
