Given the way the hoarding is going up, the temporary fence, the removal of signage, and the hotel actually being closed for the last week at least, any thoughts as to what's happening? There are also some pretty major holes in the back of the building on the ground level opening up on the delomition site at the moment too.

According to their Facebook page, the hotel was sold with little notice at the start of April.
I don't know why I didn't think to look there!
For those not on Facebook, here's what they said:
To all of our JPH customers
Late last week with very short notice the hotel was sold unfortunately we didn't have the ability to communicate with you the way we would have liked to.
It will be part of the new development and will be demolished in the coming weeks Our last day of trade was Saturday 4th April.
John , Tanya and the staff THANK YOU for all the years of calling the James Place one of your locals , it was a unique hotel a little treasure coming up the stairs whether for lunch or a drink & a chat the camaraderie of the James Place made it special.
Hopefully we may relocate close by the venue will be different but it's the people that make a great pub not the bricks and mortar .Stay tuned for updates.

So I'm guessing someone came in with their cheque book and offered a deal to good to refuse. I did notice that the original plans for this development did not include the demolition of the hotel. Also, isn't it heritage listed? (not like that means much these days). I'm curious how this will now alter the plans for the new development.

Without any information whatsoever, my speculation is that it was determine the construction around the building would cause so much noise/vibration/disruption for so long that it wasn't feasible to run a business there, and so the owners decided it wasn't worth holding onto.

No problem. For reference, the window half way up the stairwell between Harry's Bar and the old Tattersalls Club will have a perfect vantage point over this site - at least until the new building reaches the first floor and blocks it.

I was trying to place where the picture was taken.
I'll share a status when I'm back in my office (5th floor, south-east corner of the site, Executor Trustee Building).
But damn, the demolition has been grating on my nerves this past 4 weeks! Doubly so when they're jack-hammering off of our building!

It appears that the James Place Hotel is going to remain and not be demolished despite being sold. I wonder if an entrance will be retained inside the arcade upon completion.
Meanwhile, piling is underway

An aerial or even a top down view would be interesting of this site.

Is it State Heritage listed perhaps? Looks to be a fairly old building.

Nope - not listed at all as far as I can see.
