Oh yeah, and what would go in this new landmark tower? We don't need anymore hotels, we have enough empty office space in the CBD, apartments might sell but who are we kidding, they probably won't given the demand for apartments is low compared to housing.

Wouldn’t mind seeing a strata office tower here. The phenomenon hasn’t really made a mark here in Adelaide but definitely gaining traction in the major centres.

From a built form POV, the big opportunity here is to rebuild with a 2-3 level frontage to Rundle St that is consistent with the rest of the street.

With the current tenants on the ground floor (HJs, OTR etc), I would expect they would have many years to go on their leases. If this is the case the ACC would have to consider the potentially big payouts to terminate them prior.

This should be considered Adelaide's premier location for development. Using a sympathetic podium, consistent of facades and finishes found along Rundle street, transitioning to a stepped back tower of considerable proportions, which I believe with this site's line of site location with Adelaide Airport, can go taller than Adelaidean and Realm, something in the vicinity of 145-155m.

Would be nice. Something like Melbourne's Aurora tower.

This is the Adelaide City Council we’re talking about here.

They’ll just replace it with a newer car park - the councillors will simply object to anything else (regardless of how much more suitable the concept is) 🙄

This is mentioned in the article. Leases run to around 2030, which is conveniently the same extension of life the council's $3.5 million of urgent structural repairs has bought. And given the pace that council works, and the time line of similar development opportunities (Lot 14, Market, 88 O'Connell), nothing would be ready to break ground till that time anyway. Time to start planning.

Grand central should have never been demolished, but it was and trying to recreate it would be tacky. By the time the site is to be redeveloped that hotel will have been gone for almost as long as it existed.

Unlikely if the structure could support a building on top of it with the structure having only recently undergone essential repairs to allow it last another 10 years.

The Pulteney Street/Rundle Junction would have to be one of the busiest junctions in the Adelaide City. Ideal for an Aldi or Woolworths Metro and a cafe maybe Hudson's Coffee. Even a Red Rooster might work here.
