That's excellent! I saw they were teasing an Adelaide project, and have always thought they would be a great fit for Bowden. Their model and developments to date have been very interesting. If we didn't already have an apartment, we'd be all in on that ballot.

And in other news, the mural on the western wall of Park Central is now underway by Seb Humphreys. There were a few options by different artists that were put to the owners in the building to vote on. (Image via the Life More Interesting FB page)

Investors will be unable to buy apartments in a new housing project, with priority instead given to essential workers, Indigenous Australians and people with disabilities wanting to own their first home.

Melbourne-based Nightingale Housing is undertaking its first “sustainable” SA project at Bowden, which will have no carparking and feature up to 30 per cent affordable housing and 15 per cent disability- accessible housing.

Costs will be further reduced, Nightingale says, through the absence of a marketing campaign or sales suite.

Nightingale has not revealed the precise location of the project, or number of apartments, citing ongoing negotiations with development partners.

Charles Sturt Council is still assessing the development application. Nightingale has built, or is building, 14 similar projects across Australia and has been looking for an Adelaide location since late 2018.

Head of operations Dan McKenna said the city was a “logical step”.

“We have a great site close to the city and parklands, and we have really dedicated partners in South Australia who are keen to facilitate the process,” he said.

All apartments will be sold to owner-occupiers, with a portion of apartments allocated, with priority, to essential workers, such as nurses, Indigenous Australians, people living with disabilities and people working in the arts. An initial 20 per cent of units will be sold by a priority ballot.

The building will be carbon-neutral, featuring high thermal ratings and rooftop solar.

The building will be designed by Melbourne firm Breathe Architecture, whose director Jeremy McCleod is also founding director of Nightingale.

Construction is expected to start early next year and take 12 to 18 months to complete.

Going by the larger render it’s on Second St, backing on to the train line (the large gum on the left is where the crossing over the train line is over to Loose Caboose, and the white building behind is the terraces opposite the back of The Gov)

Should have quite a few more levels to go. Pretty sure it's the same as higher On The Park building on the right (they should look like one building once completed).

Still not full height. It will have the same 3-level setback as the completed section on the right (painted in the dark grey)

New multi-level childcare centre to go between the train line and Second St, bordering Park Tce. Ground floor leased to EFM health clubs, plus "two other businesses" (council development application says one will be a laundromat).

Not sold on the design. The street level and even level one have a bad relationship with Second St, and other than the metal screens the materiality doesn't match Bowden at all.

Fencing is already up, so construction very close.

Someone speculated to me the big former Gas works site on Chief St could suit a shopping centre/village.. anyone know if the master plan allows for it?

There are already established plans for the old gasworks comprising open space, residential and some minor commercial. I'll try to dig up the link.

This looks a lot better than I was expecting. This is outside RenewalSA's Bowden Development, but looks like they've heavily followed the urban design guidelines anyway. The apartment buildings are along Seventh St, and set back behind Gibson St, scale matches what has been established by Gibson and 7th on the opposite corner, and the very dilapidated heritage building will be restored and converted for cafe or similar usage.

Developer wants to build 59 new townhouses and apartments, and a cafe, on a large block in Bowden

Another housing estate is proposed for Bowden, in Adelaide’s hip inner west.

West Bowden Developments has lodged plans with the State Planning Commission for 43 two and three-storey townhouses, and 16 apartments, on a 7500sqm block at 78 Gibson Street.

A local heritage-listed former shop and home will be incorporated into the development, partially restored and turned into a cafe.

Some of the building would need to be demolished due to its condition, according to the development’s application.

Ekistics Planning and Design’s report states that the plan – which proposes buildings up to five storeys tall – “represents appropriate and orderly development”.

“The diversity in accommodation types and housing options will cater for differing needs and price points within the housing market,” it says.

Consultation on the $16m proposal – which supersedes an earlier 12-storey design – closes on April 19.

West Bowden Developments is registered to Sydney-based director Hamidoula Popal.

The Bowden redevelopment began in 2008 and is the State Government’s first infill project.
